This particular builder doesn’t advertise a particular percentage, but my clients have gotten very low rates in comparison to outside lenders. I was thinking the same. I died when you said they are not spending money on interior designers 😂😅. Just because it's the lowest price in the valley doesn't mean ppl don't want to see it hooked up with beautiful furniture. This was furnished ugly, but the home itself, i like.
I know, remember this is just the model home. You are purchasing the floor plan itself, not what you see. $465k 5Beds + Loft, with Lot Premium & all appliances included. In this market? This is nearly a $3,500 month at current interest rates. Imagine paying all that every month for this thing. No thank you! House poor is a real thing. You would have to make around $10,000 per month to afford the mortgage comfortably being that it would be roughly 1/3 of your income. These are insane times, don’t buy unless you want a rocky financial future.
Wow, this is alot of house and under $475k. This is a good deal, the lot premium being included alone is worth it. All appliances, loft and upgrades, it is truly move in ready. Don't have to tack on all those extra prices for every little thing you want to add. The bedrooms are also a bit bigger than some other builders I've seen. Good size yard. And by the way I lived in a DR Horton home for 15yrs and never had a problem. Thanx for showing.
@raulfossa_realtor Exactly, if you didn't buy pre pandemic you missed the deals. I started following Vegas real-estate in 2017 because we always planned to retire there. I could cry everytime I think of the opportunity we missed. But it's gone, and I don't think the prices will ever go back down that far. It is what it is🤷🏾♀️.

Just wanted to add a comment to contrast with the other comment. I liked your presentation and many thoughtful comments anticipating questions from potential buyers. I've heard a lot of horror stories about HOAs so I'll stay away from those.

I own multiple homes in town and they all have an HOA… I never had an issue with them, but then again, HOA rules don’t interfere with my lifestyle. Also HOAs help protect your home’s value, while making neighborhoods more desirable. But to each their own and there is a home for everyone. 👍🏼
SID & LID. Special Improvement District (SID) is a public-private partnership that funds infrastructure improvements and neighborhood amenities. SIDs are often created when a developer buys land for a housing development and provides basic services like roads, sidewalks, water, and sewer. Property and business owners in an SID elect to contribute to the maintenance and development of their commercial district through a special assessment. Property tax is about 1% of the home value.
@@raulfossa_realtor Thank you, that is exactly what they do in Ca. we call it a Mello-Ross, basically.9% added to 1% tax, at least we have Prop 13, but I rather not have the special tax assessment.
I love the kitchen and the way it is placed in the home with the sink facing into the back garden so that when you are doing some washing, if you have any family members you can look at them through the window when they are in the garden and you can wave to them.
Correct! No coat closet, just a small linen closet next to the two bedrooms by the entrance. The Pantry is right across from the kitchen island, but it was locked at the time of filming this video. The builder was storing the sound equipment for this model home. We can go see these models if you like, there are 6 different models in this community. So classy in q corner, brilliant architectural design inside spacious too but I'll remove that wine cellar rack on d wall am not fond of it@ 21:30 priceless views, it's a fair price, 5BD, 5.5BA ...the pool is a big plus the design is breathtaking...this house calls for the last in my bucket list LIFE is heaven...
Love that pool with artificial greens on the walk steps in the backyard, nice spacious bedrooms but I prefer super white paint inside the home not light yellow...
