It’s very close to Gemini Springs. I know a lot of locals are not happy with the development. I do want to give kudos to the city for securing Alexander Island though! Not letting that land get into developers hands was the right move in my opinion.

@ThePetersonPropertyGroup For sure. That at least helps balance it out a little. I just miss Debary being a sleepy little town no one thinks about. Definitely not a dead spot on 17-92 anymore, and is only going to get worse.

Closets are a big deal. One has to wonder just poor video planning and you did not give it a thought or maybe......The closets were not a strong selling point? Lacking?

The HOA fees for this home are $503/MONTH...? Good lord. PITI with the outrageous HOA dues would be around $3207/month. It's a low end builder grade home built in 2008 that need a total overhaul of the two tone kitchen and bathrooms. The seller is delusional.

This community is very popular for buyers downsizing and paying cash or a hefty amount down on the home. HOA fee includes lawn maintenance (mowing and trimming), irrigation, cable tv, internet, clubhouse, pickleball, tennis, and more. Why is it so difficult for the people showing properties to give a price. Like is told someone else, I will not contact any realtor about a property without a price, it is telling me you are hiding something. Look at the people giving prices, they get buyers .

Thank you for your concern. This property actually received multiple offers. We were asking $450k. The reason I don’t put the price in some of the permanent marketing is in case we reduce the price.

Safety is a great concern. Any marketing to sell a property whether online photos or word of mouth could perk squatter ears. It’s important to be aware of the occupancy status and have safety measures in place.

Squatters usually go for vacant homes or those where the owners are gone for an extended period of time

@@newlevelsofsuccess Correct. I have come across some in my time in Real Estate. The Governor of Florida just announced a law coming into place to have local law enforcement have the ability to remove squatter rather than having to go through the court system

Is the new construction house is sealed, is it better to sealed at next January or this December? I hear if you sealed at next January, the tax you paid for the house if affected next year?

If I understand your question correctly, I believe you are referring to when you close on a property. Always subject to the county or municipality that you live in but largely how it works is when you close, you pay the sellers tax rate for the remainder of that tax year. So if you close in January you pay taxes on what the seller was paying for taxes through the remainder of the year. New construction is notable for this because taxes on just the vacant lot a HIGHLY different than taxes for a property with a home on it.

So many variables to consider in your scenario that aren’t laid out. If you still have equity in the home, you may be able to refinance. If you are upside down on the home, you may have to wait. Good thing is, you were able to afford the payments in your budget so you can keep making those payments until the market rebounds. (Unless a job loss or other extenuating situation happens) However, there is no guarantee the market will crash or appreciate value wise. So if you are buying a home, make sure you can afford that monthly payment.

Be careful if you choose to move forward with Dream Finders Homes. Many homeowners here who built with Dresm Finders are unhappy due to quality of construction, poor communication during the build, poor vendor quality. Their contract states they can take two years to build your home. The Ryan Homes buyers have stated they were very happy with the build process. Four months in and the HOA is taking away amenities promised such as the dog park. Ask current residents before you sign a contract!

I have heard this about both builders. On the flip side I have heard great things about each builder! Same goes for Kolter, MI, DR Horton, Pulte, KB and more.. so many different reviews. One of the biggest things I hear about Dream Finders Homes is the escalatory addendum in purchase contract which stated they had the right to increase the purchase price off the property prior to closing and during the build. They aren’t doing this nearly as much anymore but when the supply chain was going crazy they did execute on that addendum on a few buyers.
