Ugh. Why am I seeing these in my feed now? Real estate investors are some of the most soulless leeches alive and ruined my hometown. Invest in gold, index funds, crypto, whiskey, or anything else that doesnt mess with other people's livelihoods. "bUt wE BuiLd HOmeS!". Yeah, you built homes after tearing down the affordable ones and then slapped a rent on them that is beyond unreasonable. If you dont work for habitat for humanity, then improve the world by becoming something else.
How is the reinforcing placed continuously throughout the length of foundation if only 2 ft sections are poured at a time. I assume the reinforcement in each section would overlap the reinforcement in adjacent sections.
I'm a minor real estate investor, also in Hamilton. At the point where underpinning is what I'm looking at. Can I ask you which company you hired to do this and what you thought of them please?
We do it differently in MN. We'll run steel I beams or old telephone poles/barn beams wherever needed to support the entire structure. Then we lift the entire house, dig it out either by hand or a skid steer underneath the house, pour footings, and then block work or insulated blocks that get filled with concrete. The house is then lowered down onto the new foundation. Thanks for the video 👍🇺🇸

@@mikegrady8931 Otting House Movers has airplane hangers they can "bring" a house into and remodel it. They raise the entire airplane hanger up, trailer the house in, secure the house and lower the hanger back down so they can remodel the house out of the elements in the winter, etc..., lol. I've watched the rest of your video. Nice job and you were very lucky dealing with a stone/rubble foundation. Could've ended bad. Rubble wall could be degraded from the outside or middle fill even. I've seen a lot of stone rubble foundations that looked great because people can easily get to them from the inside but on the outside the stone is literally falling out. You can't possibly tell until you dig down on the exterior of the foundation. I'm very happy things worked out and everyone is safe and healthy.
I would not suggest this to be a DIY. This is dangerous work. This is the foundation to your entire home. Please this work takes years of training and can cost you everything in the long run like your entire home.
I'm not sure I would've undertaken this to not get high ceilings. If you only have 93" from the dirt to the floor joist, then you'll end up with a low ceiling, assuming you're still pouring a 4" slab and putting radon/drain rock underneath, or, insulation - which would be a good idea in Ontario. A better idea sis to go deeper, add 2 - 4" of insulation (Rockwool, probably) then a moisture barrier, rock and then the slab. It'll be about 12" thick after this but it is the correct way to do it. You can add drainage along the wall inside or outside, as he shows in this video on his plan, depending on what your particular project is doing overall. Regardless... anyone interested in this, you can underpin without a step out to save on a bit of floor space, but building angled forms that angle in at the top and just leave you with a short , angled ledge to break off after the curing is done. You can find other videos showing this on RU-vid as well. This is still a nice intro do doing this, and shows what you can do, but I just can't see the point in doing this for such low ceilings.

I have a question regarding rent increases: Nov 2019 LL sent a retalitory text saying " just letting you know, your rent will go up from 1000-$1200 per month $200 extra starting jan 2020 you can pay it or move out. I will rent this place to my daughter and her friends." Tenant pays LL $22 for only 5 months in 2020.( tenant told LL its unlawful ). LL text the increase and didnt apply for above guidelines or use the proper n1 form. Tenant didnt not challenge the unlawful rent increase due to not having money , losing career during the pandemic , and wasnt fully aware of full rights. Does the one year after challenge is it from 1 year from the date the unlawful rent increase was asked? or 1 year from when the unlawful rent stops? or one year from the LAST time paid unlawful increase>?!
Nice work! Did you (or is it recommended to) created vibration once concrete is poured behind the formwork to make sure there isn’t air bubbles between the fondation and the new footing?
Great interview Alex!I had the pleasure of sitting next to this gentleman at a REITE club event last year. He is full of experience and expertise on how to maximize returns and minimize risk when it comes to commercial real estate investing. Its unfortunate for your viewers that he did not go into detail about some of his revenue creating strategies when it comes to some of his buildings. Things like selling ad space through electronic billboards in his buildings common areas to utilization of roof top space to create ad revenue. Any how I advise your listeners to join OnCom,lots of good content available. Keep up the good work Alex!
What kind of questions do you ask if you go straight to the door of a FSBO when you see the sign on their lawn? I assume it's similar to the call you went through, but how would it differ?
Hey Andrae, nowadays I don't any more just because I have become a bit more familiar with costs and what to account for. If you aren't quite there yet, I would suggest you do a 2 stage meeting. 1) go for your initial meeting to look through the house, and gauge motivation of the seller. I would then also ask to take some internal pictures. Here i would make sure to capture the roof, furnace, AC, plumbing, electrical panel and overall look 2) I would review the pictures with a contractor and get them to give you an honest idea of what to expect.
