2008-09 type world global recession has started in India which has adversely affected the job market and other sectors. This has also badly impacted the real-estate sector and Property market is badly crashed in many cities and areas such as Yamuna & Noida Expressway, Greater Noida, Noida, Gurgaon, Dwarka expressway, NCR and other cities due to unrealistic prices demanded by Builders and other investors. Pls avoid investing in these areas and better to wait & watch for another 6-12 month to get the clear picture. Local authorities in many cities/Town have not approved OC and have not opened the registry for many peojects due to which both builders & investors are not able to sell their huge unsold flats at unrealistic higher prices. Its your hard earned money please never come under any influence after seeing any such news or videos where these middlemen (TV channels, Broker, agent or social media influencers) are misguiding the general public by spreading news that market is doing great & prices will go up in future whereas opposite is happening on the ground. Pls avoid investing your money in any construction linked or plot scheme where chances of fraud are much higher and stick to only ready-2-move in category (only if OC & registry is present)

Dear sir Never he said that these are luxury products . He every time discussed their density also . He tells clearly . Buyers do not and should not blindly buy products .He is into business but people did benefit in terms of money and learning.As an buyer Apni ankhe bhi khuli rakho , visit karo , judge karo aur pocket ke hiasb se lo ..He has never ever forced anyone to blindly buy. Utimately we have to judge what is infront of us . Jab hum product lete hain toh size jan kar hi lete hain . Issues har society , ghar mein bhi hote hain .

You are honest and genuine You tuber,but,You should have warned the buyers of Shapoorjee and Hero Homes at very early stage.At this stage,only spreading negativity in market.
Gurgaon market is hijacked by fin influencers ganged up with builders/dealers and what not.. let the dust settle..wait and watch till prices come back to senses as per the inflation adjusted growth ..7% post corona ... if prices in 2021 were x we can wait till it comes back to x+ 7% xirr on that amount... for next two years... for e.g .. if a flat was 75l in 2021 .. we can wait till it reaches 95 and that would be a good buy in my opinion.. currently its being sold at 1.40....just an example..this unit is on dway and i was about to buy it but missed...
You have a vested interest to increase rates of ddjay because you are invested there. You being an investor of signature should see the shoddy construction in signature global park. Also, for density what is percentage of green area/open area in ddjay, if you check it would be equal or worse than affordable. Density causes an issue on open area mostly which is worst in ddjay. Moroever conscient 102 has more spacious rooms that your ddjay floor, uska comparison bhi bana lo.
I have already sold out my Deendayal floor which I buy in 70lac and sold in 1cr over the period of 1 year abd I only compare the density of Hero homes and Shapoorji joyville with Affordable housing and Deendayal floors even not that much highly dense like Shapoorji and Hero homes. You can do comparison by self visit and well I am also not said that Signature Global construction quality is superior even I highlighted that Shobha like builder construction quality is not up to the mark so what we can expect from other builders. @@PawankumarInformative i had a visit at suncity vatsal valley, signature global park 2&3. They are already started to feel claustrophobic that too when it is still not fully occupied. Density per acre is a concept that you guys learnt from no. 1 clarity giver but your itself forgot to understand there is a difference of density impact in case of laying flats vertically vs horizontally. In ddjay flats are more horizontally laid so you always have lesser space even with low density per acre

Guys you need to bargain hard. Like really really hard. Brokers, and 3rd grade channel partners will try to simulate artificial demand but you can get things that will justify the price. So as a rule of thumb give them an offer of 40% less then their quote price. You need to give them an offer.
Sobha protest is bogus. My friend lives there. It’s a fantastic society. Best construction in gurgaon. If you can’t buy it, spread negativity around it.
There is no wetland issue there bro,i have visited there few times , some of the issue might be genuine of the flat owners But there is no dampening problem
Baaki I was an investor in Sobha...their claims of construction quality are great but in reality their quality is pathetic...best builder in terms of quality is prestige in whole of India
