It is in a gated area right near the beach, resorts, and the popular "downtown" area of Provo. The host is also very responsive and lives in the building so if anything is needed, he is a text/call away.
While I haven't been downtown during Memorial Day weekend, based off other holidays it can get much busier, especially if there are events happen. However, I wouldn't say it gets overcrowded.
