"NINJA" = "No Income, No Job/Assets." It's a type of loan given by mortgage providers that became popular (and destructive) in the mid-2000s. Both Tobias and Gob say "ninja, please" in the context of buying or selling a home without an income stream, a job, or any assets. (In Gob's case, George Michael was buying the Sudden Valley property.)
