Many individuals choose to be IN the Villages so they have access to their neighborhood pools, neighborhood/community resident-only activities, and just to interact daily with their community of 55+ individuals just like themselves. You can always find a home less or more expensive, but the Villages Community and Lifestyle are superb for individuals looking to retire in a community with a vibrant golf-cart accessible entertainment venues in order to socialize with other seniors like themselves, or date or mingle with other 55+ singles who may be recent widowers or widows like themselves. If you do not wish to live in a 55+ community or drive your golf cart to any one of dozens of entertainment venues, doctors, banks, restaurants, golf courses, etc and when ready to leave, only be minutes from home by golf cart, then yes, it might make sense for you to look for a stand alone property with no hoa/bond and no included community amenities. Taxes have to do with the county, not The Villages and have only increased one time in 10 years. Insurance has increased state and nation-wide along with the cost of everything else and this is due to the state of the economy and frequency of storms, hurricanes, percentage and amount of claims filed, etc. And as far as crime, it is one of the lowest crime areas in Florida - with the exception of driving golf carts while intoxicated - lol. Ouch, back on the market I see. Might need to have a more logical discussion with the owner. The PCE report comes out on the 28th and if we do not see any movement on the index that means the Fed is going to continue to defer any rate changes. I suspect the markets will react more negative then positive. With the pending busy hurricane season approaching this buyer might consider taking the plunge and dropping the price to the $450k range. If the hurricane season is bad it will exacerbate the home insurance market in Florida. Also keep an eye on other parts of the country such as Western fires and the Midwest flooding. Mother Nature is putting us the test, so people that need to sell should get serious before the other factors force their hand. They can still walk away with a cool $100k after commissions.
It is TOM - temporarily off market right now due to the Seller replacing carpet in the home, and installing new tile instead. The home should be back on the market and available for showings next Thursday or Friday - Sept 5th or 6th. Price now is $499,990. Thank you for your comments and suggestions. :-)
@@dawnsellersrealtor Humm, why would you re-list this at the same price the house was listed since May 2024? To be honest, you should consider/suggest that the owner wait until early Oct to re-list. The next Fed meeting is Sept 17&18 and we expect a rate decrease which will domino to the lending industry a couple of weeks later. This will open your potential buyer pool. I also suggest you relist at the appropriate price which is closer to $450 and let the pent up demand compete which could drive the price up. If you can not get offers by early Nov, the owner should consider a 1/2 year rental during the peak season. During that time we should see additional rate decreases continuing to expand the buy pool.
I can totally understand that feeling! I enjoy having space away from public amenties myself because I like my privacy and a quiet backyard. Not everyone feels like that though. I think this home would draw the indviduals who bike or walk daily and want to hop on the path quickly or meet up with their neighbors for a stroll! The Villages also tends to draw individuals who like to be close to their neighbors and people-watch or keep an eye on their neighborhood. There are other homes that are not so close to biking/walking paths I would be happy to feature or schedule for a virtual showing! ;-) Thank you for your comment!
The Villages tends to draw individuals that don't mind being close to their neighbors, those that love to people-watch, or want to be close enough to mingle with their neighbors. Socialization is a big draw of The Villages. I do totally understand your point of view, as I prefer to have my own space as well. What would you change? Just the size, or were you speaking about the landscaping? What I particularly like about this lot is that you don't look out your lanai into someone elses lanai. That doesn't alway happen in The Villages! Thank you for your comment! :-)
I am with you!! I prefer that as well. There are many widowers and widows in the Villages so one closet works well for those that are single, and you wouldn't believe how many people still prefer carpet. I can help you find a home with two master closets and no carpet if you prefer! ;-)
Market prices have increased significantly all over the state and nation since 2019. The value of the dollar has also decreased, and look at our grocery bills now - have you seen the price of bread or cereal lately? I think cereal is around $7.50 now. By the way, this home is now under contract. :-)

@@11candy11 nope. I went and looked in the lake county property records. The home was sold to the seller by Properties of The Villages for the 545.4k as IMPROVED property. The land value at that time was listed as $189,750.
@@11candy11 were you looking on the Lake County Property assessor's office? I pulled up the deed such is where I got the "improved" language. It's been pulled off the market anyway now.
