Well, time to collect stones. Its summer 2024 - low season in Dubai. According to official stats (DLD and DXB interact, taking as source all registered deals from DLD) the real estate market has seen growth of 18,2% Now lets get back to video topics: -Oversupply. Complete amature aproach to look only at number of new projects. Is it over or under is determined by demand. What is demand in our case? 100-150 000 new residents coming to Dubai each year since 2021. Population growth needs 45-50 000 new units yearly. All the "supply" right now is 86500 units - its everything launched since 2020 and that will be delivered till 2026 according to Knight Frank report. 40 000 units of this number is delivered already. So remaining 45 600 units will be all the supply we have till 2026 in the market with demand of 45-50 000 units yearly Plus in 2024 we see shortage of properties because this year is when projects launched in 2020 should be delivered. But in 2020 almost no one launched new projects The indicators of this disbalance are growing by 20-24% rental yeields. To summ up - before saying is something over or undersupplyed its always better idea to make some calculations based on reliable sources. All the other points also lack proper research. Based on these raw assamptions seasoned investors do not make decisions. Hope this will help not to promote false claims in next videos and solidify aproach to market analisys
