How come these prices are well above their other communities in different states? The upper series are starting in the low to mid $500k in most communities
Good question. I'm not an employee of Del Webb, but just like any new house anywhere in the country, it's a combination of cost of the development (land cost, infrastructure, building materials) as well as what the market in a particular area will allow. It's interesting that most of the time, the lowest price you'll see on these homes is when they are first sold. Thanks for watching and commenting!
You will not only need a realtor but also a lawyer. Pulte will take you to the cleaners. I'm an owner at their Spring Hill location and they lied to us about homes to be built. Watch your back.😢😢

Thanks for watching, and great question! You may notice that the 6 model homes have septic tank lids in the back yard. In order to get those 6 homes under construction on time, those six homes have septic systems. My understanding is the rest of the neighborhood will function on a STEP system (Septic Tank Effluent Pump). Email me for more details, but this is a common wastewater system in the rural areas surrounding Murfreesboro. The community will not be connected to a city sewer system. STEP fields use gravity and naturally occurring substances (rocks, sand, and dirt) - along with UV light - to absorb and treat wastewater for a large number of homes. Unlike a typical residential septic system where your wastewater is percolated into the soil on your own property, a STEP system typically does consist of a relatively small tank on your property, but the wastewater then flows elsewhere to an approved STEP field within the development. Excellent video! Wife & I just watched this because we are highly interested Southern Harmony. I've seen a video on problems dealing with the monthly cap on construction. Seems in Arizona this lead to lot bidding over asking price. Do you have a video, or can you explain in detail the buying process? Especially on a new project like Southern Harmony, want to avoid any surprises at or near closing.
Hey Joe! First, thanks for watching! The developer here understands that buyers do not like the idea of "bidding" on lots, and as of now, there is no plan to do so. It will, however, be a first-come-first-served situation. I have a few ways for you to stay on top of that. Promotions will begin this fall, and you won't want to be left out.
This is so ignorant. Showing a chart of a obviously unstable increase in home prices conveys that you believe this momentum is sustainable. Any brains up there? Look at the rest of the nation. Prices are dropping. Tennessee is just lagging behind but early signs are clear
Man I wish everyone would quit moving here. It's getting ridiculous. The prices are going up and up. The small towns are getting packed and I'm tired of getting looked at like trash. Move the hell back where you came from if you're gonna judge us.
B & R in CA and at 60 y/o we moved to AZ. I like it here, but it is HOT and not a lot of water. We are thinking of moving again to finish out our “golden years” and looking at both Tennessee and So Dakota around the Black Hills. We’ve been to SD and love it there, but their winters can be a little snowy. Our friends in SD say there’s two seasons….winter and road repair….lol. We are also afraid that AZ is turning blue especially after this last stolen election. I really don’t want the humidity and both states have that.
