About me:
Dan Blackwell has been focused on multifamily investing since 2008.

Dan currently runs a successful multifamily investment sales brokerage team with CBRE. Dan has personally brokered over 400 transactions for investor clients totaling $1B + in dollar volume.

Many of the transactions Dan has completed for investors has involved 1031 exchanges. Dan has helped grow his investors multifamily portfolios by trading them into larger properties, increased unit counts to maximize cashflow and appreciation.

Dan also invests in multifamily properties and is currently on a journey to own 100 doors in SoCal.

Dan has earned his CCIM designation in 2010 and is an EVP @CBRE.

One large piece of information about using your brokerage account with Schwab, fidelity, etc. you must have a market worth of at least $1 million. Anything under that and the brokerage won’t allow the bank to put the security agreement in place. Not cool on the large brokerages

How is an ADU allowed on an open lot? ADU stands for Additional Dwelling Unit. What is it Additional to if it was an open lot?

There is 10 multifamily units on the same parcel. this open land is located at the rear of the lot where the owner was able to build an ADU

Yes, 50% down sounds like a lot compared to other markets. But when you are in a 4 to 5.5% cap rate market….which means, low risk, high occupancy and good appreciation, higher down payments will be required. I’d take lower risk, than 20% down in a volatile market where demand doesn’t allow for great occupancy and regular rent increases without much vacancy. So Cal is regularly in a 95 yo 97% occupancy, with rent increases grater than 5% annually… re rent a unit as soon as you can get it rent ready.

when searching for properties online look in the description for assumable financing...should be detailed there and it's always good to ask a listing agent on a property you're interested in, if the loan is assumable

My goodness I would love to rent one of those units! Smack dab right in the heart of where I spent my childhood before moving up north. I would leave it all behind to have that Owners Spot with the ocean view 🤙🏻
