One large piece of information about using your brokerage account with Schwab, fidelity, etc. you must have a market worth of at least $1 million. Anything under that and the brokerage won’t allow the bank to put the security agreement in place. Not cool on the large brokerages
Yes, 50% down sounds like a lot compared to other markets. But when you are in a 4 to 5.5% cap rate market….which means, low risk, high occupancy and good appreciation, higher down payments will be required. I’d take lower risk, than 20% down in a volatile market where demand doesn’t allow for great occupancy and regular rent increases without much vacancy. So Cal is regularly in a 95 yo 97% occupancy, with rent increases grater than 5% annually… re rent a unit as soon as you can get it rent ready.
when searching for properties online look in the description for assumable financing...should be detailed there and it's always good to ask a listing agent on a property you're interested in, if the loan is assumable
