Moving to Greenville in early Spring, but flying to check it out in October. I’m looking for best communities around the outskirts (within 45 min to downtown) that is close to walking trails, rivers, parks, etc. Safe, conservative areas good for small family of 3. Id like to find new construction or newish houses with upgraded kitchen/bathrooms, with either mature trees or backing up to woods. Budget from $350-$400K max. Does this sound possible? If so… which areas should I focus on looking when I come in October? Thanks!

You couldn’t be more wrong about one or these builders you mentioned. A quick google search of lawsuits would tell you all you need to know. If your going to put info out for people you should look into what your claims of good builders are.

@@gvlrealestate I know. I think it's a given that the crime in Greenville is less of an issue than in NYC. Same with traffic. I live on Long Island where crime is much less of a problem than NYC but I believe it's still underreported. My point is it's difficult to know which governmental office to believe. Truth in government has become a scarce commodity. They have too much to gain by hiding the raw facts.

@@RobinPolin I don't know how big Greenville is compared to NYC (square miles) but I figure there are some good parts and some bad parts of Greenville. Just like any city. Just guessing. After working in NYC for 40 years.... anyplace will seem better.

That is a lot of qualifiers in your video. 3.25 minutes in before you finally mentioned the first one. (1/4 of the way into the video.) You also only mentioned the large, 'commercial' builders. You did not mention any of the custom builders in the area. Thanks for at least mentioning the best/ worst in the area.

Interesting comments here. Florida is starting to become a financial challenge with home prices, property taxes, FPL costs all shooting up dramatically in the last 3-4 year and with the hurricane activity the last few years, home insurance is going through the roof with fewer carriers as the years go by. Look at the situation Citizens (Florida Govt Insurance) is in. Bottom line is you have to take all those costs in account in FL and budget accordingly but over decades, it can add up to a significant amount of money. Its Peaches to Oranges to me. If you play your money right, you can have both. And by the way, I lived in Orlando for 21 years and now SWFL since 2005 so I've seen some things happen in this state. Good luck to everyone whichever way you go.

I bought some land and had a home built on it. Made the mistake of using CJ3 builders. They had a good price, but now I see why. Terrible build quality. Messed up the concrete pad so they have had to come back and replace broken flooring planks on many occasions. Had to retile both showers, repaint the whole house, fix 3 different water leaks (roof, window, and a door). 1.5 years later and still waiting for them to fix the back patio they graded back towards the house then used the cheapest resurfacing material they half ass applied and look even worse than it did in the beginning. Can’t even walk on it as it will track a while powder everywhere. Save yourself the headache (and money to redo it later) and use a quality builder.

I totally agree. We lived up in TR (Northcliff) and while it was a beautiful setting, it was a bit far from things and we found ourselves driving across town to Woodruff Road regularly. This time around, if we move back to Greenville, we’re going to look at Simpsonville/Mauldin/Five Forks.

Will thanks for the video.. just like you said ….I’m looking for convenience at my finger tips kind of location. I guess for me would be a good location east side of the town. Five Forks, Simpsonvill or Powdersville .

I would check the major shopping roads and see which ones you like best:. Then see how close you can get. Some of the cities are quite large. You could be in Simpsonville and not convenient to shopping. Same goes for Greer and parts of TR and Taylors. I used Google maps. I put in a house address then hit "nearby" and search for the things you want. You can then see how long it takes to get there.

Greenville and the Upstate SC is majority CONSERVATIVE = Safer Area. Police and politicians here in the Upstate do not cater to criminals as they do in liberal areas of the USA. Gun culture is alive and well in the Upstate/Greenville area and you can conceal or openly carry a firearm without permission from Daddy Government = less crime because criminals do not enjoy law abiding citizens bustin' a cap in their chest while attempting to rob them. As long as Greenville and SC in general stays RED it will continue to be a safe place to live.

If I knew the train would wake me up just about every morning, I would not live in FI. Not peaceful or quiet unless you live on the outskirts, not in the actual city. All my tax money goes to Simpsonville because there are no good restaurants, and just one crappy grocery store.

I’ve been an appraiser for 32 years and moved to Greenville 3 years ago. In the $200-450K range, I would not even consider buying one of these new homes. You’ll get a better built home and larger lot in an older neighborhood. The challenge there is to find anything under $200 per square foot. Still, I would rather get an older home that needs some updating than one of these new homes. Of course, that’s my personal opinion.

Saw this pop up in my recommendation & watched it. My family moved here back in 2004 (I was 5-6 years old at the time. I'm currently 26; turning 27 next month on 9/25). I currently live around 8 minutes away from Main Street/2 minutes away from Tigerville University.

Moved from the NE to Tampa/St Pete in 89 when it was affordable. I love St Pete but it's now priced me out of continuing to live and retire in Florida (Car and home insurance is mostly the issue). I love the Carolina mountains and will be coming up soon to see if it is a place I could move and enjoy. Like the vib of a downtown area and would like to find a place where I could live and ride my Bike into downtown.

Rule number 1: NEVER listen to the BS a real estate person tells you about a particular town or state! They are full of lies and are simply not true. If you want honest opinions, go to forums like City-Data etc! NEVER again, NEVER listen to real estate agents telling you how great or bad particular town or state is! I predict the home values over few next decades to go up? Really>? Watch it boy, the real estate market is collapsing now, just watch! DO NOT buy now, sell as soon as you can.

Have lived in Mauldin since 1993. We have no downtown, if you want to shop for anything other than groceries you have to go to Greenville or Simpsonville, we're covered up with fast food, pizza and Mexican restaurants and the roads are state owned so the city can't repair them. We just like everywhere else are getting overrun with apartments and condos with no update to the existing infrastructure. Traffic is awful in the mornings and afternoons and is only going to get worse will all of the overdevelopment. Mauldin has been and always will be a cut through for people traveling to and from Greenville & Simpsonville. The only reason I live here is because this is where I found a house that I could afford that fit my needs.
