It’s a great unit. But I would have done the three windows in the front instead of side and done a longer higher window there instead. I think a side door would have better curb appeal from the street. Agree that maybe the washer dryer should go in the bathroom side with a pocket door. But owner could possibly do a bifold there to hide the ugly unit. What type of insulation is that?

You could have put another cabinet around the refrigerator for more storage and some open shelving on the opposite wall behind the door. In the bathroom you could have installed countertop from the vanity to over the toilet.
I noticed you don’t have counter tops in the bathroom. You can add it very easy from far right of the wall to the far left of the wall going over the toilet.

Love your videos Levi. I notice on your garage conversions it looks like the majority of the exterior framing is new. Do you have to remove and replace all the framing for code or do you just add in additional framing where needed?

Hi Levi, are you familiar with the 2022 Residential Code Exemption for residences smaller than roughly 500sf that, by their size, would be exempt from the PV requirement? EXCEPTION 2 to Section 150.1(c)14: No PV system is required when the minimum PV system size specified by section 150.0(c)14 is less than 1.8 kWdc.
Hi, thanks for the info. 80k is for an ADU without permits. I'm in San Diego and looking at around $300 per sq ft for a fully permitted ADU. Still better than buying a rental.
The design is very nice. If I will be allowed to comment, It would be nicer if you put the washer dryer opening inside the bathroom and made the bathroom door a sliding door. The washer dryer being seen outside ruins the beauty of the unit.
Using shelter; as a commodity is causing homelessness; therefore; because shelter is a necessity; there must be laws against using shelter/housing as a commodity!!
