Hello, are the buyers locals? or people escaping the influx of people imported to their cities? Or are they the imports buying with all the cash that is being paid out to them by the current Administration? I have see all the above here in Albuquerque, NM. People escaping CA, OR, WA that sold their homes a few years ago at the top of the market to Wal street investors. Moved here and rented. Now they are looking for a new home. The other is the imports are being put into apartments and some rental homes with Gov vouchers. Which has been great for the landlords here since the higher they push rent the more the current administration finds a way to bridge that gap. All the while the streets are filling with homeless shipped in from CA and other cities along with those that are priced out of their apartments and homes due to the rent increases. Rent here has literally doubled over the last 4 years. In many cases they are up 150% depending on location. All the while. The general public that is still working and paying the bill are being nickeled and dimed on every corner from local Gov with taxes fines and fees. If you are an import you don't need insurance, Tag or inspection. If pulled over by mistake they are released to go their way. If you have a license, tag, insurance and inspection. If you touch a line or pulled over for any would be infraction they certainly make those people pay. I moved here in 2018 and it was a wonderful place until 2000. By 2002 it was nothing close to when I arrived. Today?? It is worse by the day. People being put out on the street and others being moved in on the dime of the tax payers. People can't have mail or packages delivered to most addresses anymore. They will steal the package left by the carriers before you can open your door. Cars are broken into in sections of a dozen or more at a time. Not a isolated thing anymore. Gunfire is so routine now that it is referred to as Albuquerque fireworks. Its a daily site to see druggies shooting up at bus stops and police picking up bodies either OD or been killed. As for us we are now looking for acreage far removed from the city. Hope to escape the creation or planned destruction of cities and suburbs by those in power. I hope America rights the ship soon. Sorry for the rant. I know everyone that has a job in the industry of real estate views it from a lens of putting money in their pockets, just like a factory worker making a paycheck. I seen many people change when the opportunity of making more income simply from Wal street buyers bidding wars and higher rent simply because they can. All the while resetting the tax base higher for property taxes. Forcing many retirees to sell simply because they can no longer afford the property taxes. I goes in the same line as the $500 hammers and $1000 toilet seats for Gov contracts. Not to mention the inflation of college tuition once Gov started backing the loans. Keep pushing those limits.
Great point. We inherited these tenants from a prior landlord and then the eviction moratoriums in 2020-2021 kept us from taking action to remove them. We did what we could with what we had. In the end, we got them out. Whew!

I feel for you. I grew up like that. My Dad was an alcoholic and he perfected the art of how to stay in a house long after being told to leave. I can't count the times we moved. When I finally got out on my own and rented a duplex, no matter what was going on my rent was paid first. I lived there for 24 years. I loved that place. Then my landlord decided to sell all of his properties and the people he sold it to wanted rent in a cashier's check. And I am so glad they did. They kept loosing my checks. Well, I had proof of when I bought them and who they were made payable to. One time, after trying to get me to pay the rent twice in one month, they found the cashier's check in with a bunch of newspaper's. I moved into a house my sister owned and paid her rent. I do NOT recommend that. My Brother passed away, now I am living in his house. It brings me comfort being surrounded by his belongings. I would much rather have my brother of course. We were really close. But I will be here until the day I die. I learned what NOT to be from my Dad. My Mom was to sick for any of that and passed away when she was 45. Sorry, long explanation. But I get where you're coming from. Wish you the best.

The pipes are cast iron out to about 6 feet from the home. After that the pipes are clay. The pipe tech suggested that the pipes have had a concrete sealant put between joints at installation back in 1895. There is a honey locust and maple tree within 15 feet of the line. Amazing it doesn't have roots!

"Not without imperfections" Staying true to the original elements of the home allows you have said imperfections. A happy marriage is not without imperfections, but we try to stay true to its original design.
Since I am the abundant source of imperfections in our marriage, my wife offers careful reminders of my original design. We are happy it works that way. ;)

I have a basement much smaller same style unfortunately half of mine is a crawl space. Don't know that mine can ever be a useable finished space. Awesome work on yours though.
Why have prices not fallen in ogden like they have in boise, austin, vegas and other places around the U.S. The last chart I saw showed ogden is 200% over prices. I am going off price per sq ft. and pre pandemic it was 140$ or less per sq ft and most prices are at 200 to 240$ per sq ft.
You are correct. Prices have only fallen about 15% so far in Weber County. But Utah is land locked and unemployment is around 2% still. We will mote price changes when/if unemployment increases.
