You don’t rent the property if you are not willing to loose something in the long run. If you expect the tenant to treat what you want in a lawn so near and dear to their heart as you would, then maybe you should have grass and low expectations they will take care of it. Grass will grow back, the trees if they are alive barely, are going to cost you to bring back to life or removed. If you don’t want it ruined you need to have the lawn cared for and charge more for the rent if your worried about it that much.
For those of you asking how this is possible? It’s because there are not actually four weeks in a month. If there were four weeks in a month? There would be 13 months in a year. So when you make a weekly or a biweekly payment instead of a monthly payment you end up making one extra payment per year. So you’ll end up paying off your mortgage 4 years faster
