What about homeowners insurance for water front. I'm in CA and a "fire zone" paying almost $4500 a year. And yes my property taxes are almost $9k.

My property is around 3k square feet, lakefront and dock. My insurance for the year is $2,100

Since this video was taken, the Toll Bridge going to *Porto Cima* was taken down for easy access to the east side of Lake Ozark and to the 4 Seasons.

I'm a *little reluctant* to sell my 47 foot Lake Front property LOT 327 - *MLS **#3566962* on a shallow cove - no dock allowed. *Asking $65,000* *Perfect for a young family.* On a *cul-de-sac* ... 47 feet of Lake Front near the top... Lake House 13 right around the corner from me by boat and the 'Strip' not too far away across the lake. Electricity/Sewer connections... Fiber Optic Internet access... and it's only a 1000 foot walk to the HOA community pool/picnic/BBQ area. HOA is about $500/yr ... property taxes about $35/yr. *HOA requires that I build a minimum 1200sq ft home* when I'm ready to get a construction loan. I'm estimating it will be between 2,000 sq ft to 2,500 sq ft if I dont sell the land and end up building my "dream home" on it

Thinking of relocating from south Florida. I need a cheaper city with less people and slower pace lifestyle. I have family in St. Louis but it’s too many people there for me and too dangerous also

@@ozarkliving7505 there doesn’t seem to be many options available online, the ones that are available are very outdated looking. From my searches, it seems like Columbia MO has nicer apartments. I’m not in a position to buy right now

Speaking of "Tourism." I have always taken issue with the idea of people like me who maybe live an hour or two away and have owned a lake home there for 20-30 years. Yes, we are not there every day, gotta go home to work Monday-Friday, but back every single weekend. Even in the winter. I will argue, we are not tourist. We are part of the community. JMO

I've visited Table Rock every year since I was a baby (now 37) and I've visited Lake of the Ozarks a few times and you knocked this out of the park. They are 2 very different places with 2 very different personalities on the water. Two things I'll add about Table Rock. People should know there are restaurants on the lake to eat. Not as many as the Ozarks but they have increased in recent years. And second, with docks. Many homes that are near the water, when they sell their home, will include a boat slip. My parents bought a house 15 years ago that is "Lake view", so it's a short 3 min golf cart ride to the dock but their house came with a boat slip. So thats something to keep an eye out for. Great video.

All this debate was another failed attempt at deflaming Trump, CNN/Democrats and Biden keep bringing up the last nine months of what Trump has gone through! you have to go pretty far from the dam to get seclusion on the lake. seemed like an odd item to add to the list. The lake is very populated, and seclusion just isn't what comes to mind when i think about the area. I agree overall though.

Do you ever get requests for unique properties at Lake of the Ozarks (SB/Laurie/Gravois area)? I bought a tropical "compound" in the Keys and have two - three properties here that I am considering listing in the near future... Property one is Camden County 5 acres, very- very quiet neighborhood.. It would be a "Preppers Paradise" Have mini pigs, mini goats, chickens, rabbits, turkey and quail, plus vegetable gardens, 10 types of fruit trees and 8 types of berry bushes, plus 4 types of grapes. Has well for water, septic for sewer and could easily be turned solar for power but currently hooked up to public power supply. Plenty of wildlife and small creek. This property has a unknown (by anyone but family members) small but very stocked cave (food, sleeping areas and such) and neighbors are retired, here ft and very like minded, house is 4 bedroom 2 bath, has fireplace and a garage, 20x20 shed, a 5x10 shed and a 10x 10 shed and a 20x16 barn and the animal pens, then 2 above ground pools in woods as tilapia fish farms and a tunnel garden, then 12 bee hives, 2-16x16 mushroom growing areas with logs that are spored and 2- 20x20 fenced gardens and one open garden about 16x20. I produce 90-95% of all our food and all of the animals feed, right here on the farm. This one also has over 100 cooking and medical herbs as I produce all of our medicines and spices here too. What I can't/don't grow in the area I buy in bulk, just 17 miles away at the Amish store. Mostly woods, but front section cleared for house and gardens. Asphalt roads to the drive and drive is gravel. Property two is Morgan County, a 2 bedroom 1 bath, with fireplace, small portable garage that is 16x16 and a shed that is 20x20 this property is off grid (has well for water and septic for sewer (has option for public water but we opted out with the well....then public power hooked up but not used as we run an off grid solar system ) it's a cabin with 12 acres, 3 being cleared, the rest is wooded and a pond with fish added. Lot's of wild life, small fenced garden area, small (spored log) mushroom area some medicinal and cooking herbs, 4 types of berry bushes and 7 types of fruit tree's, and 4 types of grapes, it also has a creek....the roads are gravel but well maintained. Nearest neighbor is 5 acres away so rather secluded. Both have very good neighbors who watch out for you. Neighbors in both areas know if someone is "new in the neighborhood" or doesn't belong. Gravel roads and drive is gravel Both property 1 and 2 are NOT in HOA's and both have walking/4 wheeler trails in woods and areas for playing paintball, and lots of hunting in both areas. Both are also under $600 in yearly property taxes. Insurance on with outbuilding but both cheap under $1,200 year. Being unique properties, I have no idea what to even start to list them at?

I am from Vichy, Missouri, in Maries County, where 15% of the people have no Electricity. Propane-powered refrigerators and freezers are sold. Vichy starts at the top of a hill. The post office is a home converted to a post office, followed by the fire department/community center. the closed gas station/general store. The old bank that closed in the Depression is now the home of the Maison's. Behind the old bank is what is left of the hotel that mostly burned down when My Uncle burned down the corn mill at the start of the Depression. All the corn was burned in the fields, and better to get the insurance. Going up the next hill, the old one-room school, and at the top of the hill, the church. On the other side of the hill is the blacksmith shop that has been in our family since the 1790s. Vichy was famous for its mineral springs. People would ride the steam trains from Saint Louis to Saint James and then take a horse-drawn carriage to the hotel (it took a whole day to get there and drink the nasty water). then spent the entire next day returning to Saint Louis. EVERYONE is my cousin. When the town gets together, we share notes on how we are all related. Every year a farmer will donate a pig, and it will be slowly roasted for 3 days of drunk party, eating, and fun. THIS IS THE OZARKS.
