I wish I saw your video before choosing it for my home under construction. Dear Lord, it would be a total disaster if you hired an engineer who doesn't have the skill and competence to build this kind of roof. You did have leakage all over your home- FRIGHTENING. It's worse in Nigeria, where there's no professional ethics, transparency, and disclosure . They claim to know how to do everything and end up messing up the homeowner. If I know what I know now, I won't choose this roof. I would go for the conventional and be able to sleep at night. My home is as big as your sample home on this video and has two gutters on both sides. I didn't hear you discuss felting waterproof material. Where is it placed on the floor of the gutter or the walls 🧱 ? Last last, this roof is far more expensive than the conventional. Felt is imported from Germany and very expensive.
The metal bar is called “ rebar”. The biggest risk to consumer is failure causing leakage. You can cover the exposed concrete with a liquid water proof membrane that that be applied with a squeegee it’s a liquid that dries in 2 hours. You can use also liquid epoxy and do the same thing. Definitely slope the roof to a PVC drain and collect the water if needed for gardens etc. Adding a metal roof to this concept is backward thinking use this space for a roof deck where the family can relax and enjoy. You can cut drums in half add soil and use to set up a roof garden for the wife. Plan needs to provide access to the roof. Where can I get a customized plan? Big NO NO. my brother this is not expected i will Advice you to buy some roofing sheet get these roofers to mold you a sizeable closed rain gutters and stick it around all the edges of the roofing and connect pipe down to the floor and you will never have any water issues. with what is there you will be having issues every raining season trust me and later it Will affect you decking that gutter there normally help if there is overflow. Will try and send you some pictures what you have there is invitations for issues. water and concrete are never not friends
Next time instead of building the gutter flat in a straight angle, build it at an obtuse angle. Kind of like a letter V that with the gutter at the bottom of the V angle. That way the water never settle in any area, it will run to the middle where the gutter is and drain out the gutter. That settled water can fester mosquitos. Great project by the way. I will love to one day build a luxury apartment building myself.
