The major reason why people moved to Vegas past 5 years is NOT because Vegas is a great place to live. The mass migration from CA, OR and WA was driven by the crazy DEI, BLM and work policies most normal person absolutely disliked. So most of the people that can (still more to come) move out of those states did so already. But the high interest rate and the way over-priced homes have slowed down the migration but people also realize Vegas is one of the worst (weather, high crime, very high home and auto insurance, worst schools, illegals, grifters, business scammers) cities in the country to live.
@@2GoodLookin Vegas is definitely not for everyone. I agree there is a lot to improve on still, especially when it comes to education. To be fair this was just supposed to be a playground for adults. Hopefully now that our economy is diversifying more when can put some of that money towards good uses.

Definitely are. It will most likely continue throughout this year. While micro markets matter a lot in real estate, Texas has had quite a few counties that have seen prices decline.
