Ok Hamza but please respond to this question. I have 1 1acre lot, probably some is wetland, light industrial. Another 1/2 acre lot next to it, higher not wet, light industrial; another 1/2 acre lot next to that, even higher, light industrial; all on a paved one lane street. I don't have hundreds of thousands in cash. But I have decent income about 100k. And I don't have a personal residential mortgage. You said in one of your videos that a person could start with a 2,000 sq ft space. So why couldn't I do that with one of my lots, without having to have 250000-500000 sq ft? I put a 10'x10' metal building on the 1 1/2 acre lot, because zoning required a building for outdoor storage. That was a couple thousand; like first 18 months interest free. I think I can proceed - but I do think I need mentoring. Where is the room for mentoring for little guys like myself interested in doing mini flex spaces? Also I think in my town mini flex spaces are more likely to succeed in next ten years; most of the larger ones are unoccupied.
Ok so you build, and other do value add, and double the value in a 2-4yrs. This video was a year ago and multifamily is up across the board in countless cities. Some people just have preferences. You don’t like dealing with value add, ok.
How much did it cost to put up the building and how many sq ft? How much was the cost of the land and how many acres and what zoning do you need for this please? 🙏
I thought in one video you said you can double your money on this project and 50000 sq ft your looking at $5 million build which should net you 3-5 million?
To late because of the wood swelling and shrinking but at least it's not finished being framed. All that plywood or osb gets wet it starts to de laminate .
Looks like your sill plates are treated which they should be. So not too much to worry about with those, but I would make sure someone does a proper moisture check on all the framing wood before drywall is installed.
