It was a wonderful place to live since 1970. We reluctantly left the state in 2023. Covid lockdowns favoring large businesses and small business being shut down…were the last straw.

I lived in Chula Vista in the early and mid 70s. Yes, a long time ago. I never forgot how much I loved it. I have lived in many other places since, but none compared to the four years that I lived in Chula Vista. Climate, days of the year that i spent outdoors, education at the community college, cost of my house was 18,500, quality of life. Yes, you read that correctly.

the beach is ok. but no self-respecting person lives there. huge mistake living here, only place I could afford and it's east PB. It's a kennel, lazy mutt owners leaving dog scat everywhere, making walking impossible and gross. hundreds of stray cats for the coyotes to munch on, obnoxious drunk idiots, tourists who scream for no apparent reason, entitled neighbors with their 'emo mutts' barking constantly because they're not with the owners! on top of it, everyone here is two-faced, complaining to you and then smiling and talking to the person they complain about. No thank you. I need some peace in my life before I kick the bucket, and I need to move when the lease ends and never look back!
The cons, are the Karen's, the bleeding hearts, the woke, the feminists, the LGBT, the blind eye to the homless surrounding the trolley, the entire village area, and it's leftist leaning political ambitions of its garbage shop owners. To put it bluntly..THE WOKE have ruined la mesas charm and good standing in East county.

I've swam in polluted waters for years and never gotten sick. Turds floating around and all that. It's also less than a mile north/south so everyone is a few blocks from Palm Ave or IB Blvd/Coronado Ave for freeway access. The worst thing are the people--meth users and gang members. They love to wallow in their own misery.
There's not a lot of data available for studios, but I would expect anywhere from $1500-1900 depending on the neighborhood. One bedrooms will run about $2000-2500.
There is low income affordable housing in posh areas causing crime and its coming from the bad part hoods. The low income parents are bringing their crime ridding children for the piece of what people finished high school, college and worked hard in stable careers achieved.

I like Oceanside better. However, if you want easier access to a variety of entertainment such as sports events, concerts, festivals, etc. Imperial Beach wins as it’s closer to those things than Oceanside.

Yes, Bonita borders on Chula Vista and has properties with acre+ lots. Jamul is geographically close to Chula, but the drive time is a bit longer. There you can easily find homes on lots up to 20 acres.
Traffic is growing in Chula Vista around morning time and evening rush hour More homes ,more people and more cars on the road trying to get places at the same time Slowly turning into LA
