I love how they positioned the tub in between two vanity's so when you turn around you hit your legs on the sharp corners. That tile surround above the tubs looks so cheap. who pays 1.2mil for this plus 260- a month.
@jc2604 That is becoming more common with communities that have views. Bella Strada, Ascaya, Vu, View Pointe, SkyVu are a few examples of builders/communities that do this. I assuming they do this so you don't lose your side views due to a high block wall.
Alan you have got to open up the drawers so that your viewers can see if the home has Dovetail or cheap stapled together drawers in the home. Any home over a Millon bucks should have quality Dovetail drawers.

Hard to buy a 1.2 million dollar house, when the base price for other homes in the community is 570k. If you buy a million dollar home you want to be around likewise homes. Just my opinion….
I agree with you but the homes that surround Portofino are high priced homes. The homes in Bella Strada by Toll Brothers next door are priced between $1.2M to $1.9M. The homes Caliza by Blue Heron are priced between $2M to $5.8M. The homes on The Island by Blue Heron and custom home builders are priced between $2.2M to $7M. The homes at Vantage by Blue Heron are priced between $1.9M to $2.8M. The only exception is Del Webb which is an age restricted community. Their homes are priced between $550k to $1.3M.
@@acmillon28 It doesn't really matter what the starting price is. Every house on this street and/or neighborhood would most likely be similarly specced out which means tons of similar comps. Of all the issues of a house in LLV, this ain't one.
Looks like they are allowing touring of the toll brothers models in ascension. I see tons of videos now. I remember you saying they wouldn’t allow touring which sounds absurd it’s the entire point of model homes
@@jimmymcgill5572 They opened to the public a few months ago when they depleted their VIP list. You can ask them when you tour their models as I assure you they were previously closed to the public.

Toll Brothers Ridgeline - 46 out of 75 homes sold, 61% sold Crestline - 33 out of 104 sold, 32% sold Highrock - 35 out of 96 sold, 36% sold Pulte Incline - 68 out of 119 homes sold, 57% sold Caprock - 23 out of 88 homes sold, 26% sold The Pointe - 26 out of 79 homes sold, 33% sold Total 231 homes out of 561 have sold. 41% of Ascension homes sold.

An elementary school will be built on the rectangular 10 acre site south of Edgewood (shown ungraded in the video). The square site east of Edgewood will be a park.

1.35 million for Lake LV with this floor plan, I wouldn't say a bargain, but a good value. I was wondering, we're getting mosquitoes in the valley, are these wonderful critters an issue in Lake LV?
It is a completely different experience to see a new home that is not staged with furniture. Typically the homes are furnished so the decor creates a feel in the home. This one makes me imagine how I would decorate it.
Pros: Great ceiling heights, nice to back up to a canal, elevation looks nice and modern, great casita, bedrooms have their own bathrooms, good floorplan. Cons: Primary bedroom is tiny, poorly specc'ed out primary shower (one fixture, seriously?), cheap 12x24 tile throughout an expensive house, living room needs a fireplace or some focal point.
@kingmanarizona2661 Not with inflation running rampant. I was shocked when I went to a fast food place the other day and spent $15 on a meal that used to be $8 about 5 years ago.
@@AlanHuiRealty That's the only part of it and I said a meal and a cocktail. Lookup Paul Martins and try if you are ever in the area of one. There are plenty more that offer similar deals. Keep up the great videos bud.
So if the home is valued at $3.6M and the monthly rent is estimated at $7400/month according to Zillow, the property is returning only 2.4% ROI. This is a horrible investment for anybody especially at a time when the interest rate is much higher than the return. The market rent value is what people can actually afford in the current market conditions for that type of a home and it can’t really be marked up a ridiculous amount. In order for this property to return a 5% ROI annually the home needs to be valued at $1.78M. The home value and rent value aren’t proportionate and this would be an horrible investment for any investor. Sorry Alan but that’s the reality.
@Hilton-o6h You can't believe in Zillow 's "zestimates" as their estimates are based off an algorithm... a home in this community recently leased for $16,000... please calculate off that amount.
@@AlanHuiRealty if that’s the case then it’s at 5%. Coincidently? 😉 regardless Alan, I don’t think they’ll be able sell that right now especially when we’re close to the 18yr real estate cycle. Prices should be coming down more in the next two years.
@@Hilton-o6h Not coincidental. The property address is 11252 San Terrazo Place, Las Vegas, Nevada 89141. Leased at $16,000/month on 9/4/2024. I understand a lot of buyers are hoping for a drop in prices soon. I have been hearing about it since 2017. 😆 Eventually, there will be a market correction. No crash, but a correction is bound to happen.
