What's going on yerterbe, can you explain to me where Dunbar, BC is? I'm only familiar with Dunbar street but would love to know where the city/township of Dunbar is! Thanks!
@@joewhite5591 Dunbar is actually a neighbourhood within the Vancouver Westside. If you'd like to learn more please feel free to visit the Dunbar Neighborhood profile on my website here: jameshauhomes.ca/neighbourhoods/dunbar/
4:07 anyone else notice the quality of this $300.000 renovation? The Miele range hood is held together by screws and seems to have not been cut very well with gaps showing. Somebody get me the name of that contractor! 😅
hey James do you know what happened to 1318 Minto crescent listing I don't see it listed anymore. also great video by the way I love the different shots and lighting.
Hilarious, in a good way. First thought was a box of crayons let loose. My daughter would love this, loves purple and green Barney inspired apartment of her own. Unfortunately she let much of purple go because she’s getting married. So girly home. So refreshing after years of boring neutrals. My home has colour through these years so yeah, finally.
3:44 "For the time being... your views are going to be relatively unobstructed..." /notices the construction of a new hi-rise condo block right outside the window....
The city's rules say that short-term rentals can only be offered by an operator of the housing unit in which they live, either as an owner or a tenant. It can be a laneway home or a secondary suite in the basement, but only if the operator lives in that unit and it is their principal residence
"Not that many of them (duplexes) in Vancouver" Really?! A quick REW search turns up dozens. "This home is worth only...I don't know if I should say only..." So you're trying to say that it's a good or no good deal?! "Who needs a vacation when you have...this..." And a pathetically sized back yard follows Mr. Hau, with respect, please review carefully how audiences, particularly those learning about you for the first time, may perceive comments you make. Ignorance and disingenuity, particularly in the sales industry, are much more easily detectable than you think, which in turn gives your reputation zero benefits.
First of all, within the Vancouver Westside theres currently only 26 duplexes actively for sale, compared to 1,365 condos, and 548 detached homes in the same region. Within the 26 there is only 1 in Dunbar and only 11 thats within the 7 year age range. This is the only one thats a west coast pacific modern styled duplex. Moreover, within the 10 Year Housing Vancouver Strategy which started in 2018 and runs to 2025 which aims to catalyze the approval of 72,000 units over a decade specifically recognizes that townhomes and duplexes as one of the most under built but has also become of the most desired by family units. In fact although we've seen 2022 representing an 150% achievement above the annual target, townhomes/duplexes still fell short with an achievement of only 65%. Regarding the price, for something of this quality and at this age for someone with the capacity to entertain this option its an incredible value, although for many others it may seem out of reach. It's all perspective based. The comment about the yard was silly humor. What is clear is the fact that you're an ultracrepidarian. I've been working in real estate as a top agent for many years, and I have an incredible reputation with my collegue's, and the community for authenticity, and knowledge. If you're uneducated about the matter, ask for guidance rather than try to belittle others. Its bad enough for you to be so blissfully ignorant of the topic, whats worst is that you fuel your negative behaviour with the same source. Instead, use your time to go learn, contribute to the community, and try leaving a positive impact on others rather than negative one. Your actions are reflective of who you are and how unhappy you seem to be.
@@jameshauofficial9271 We'll agree to disagree about our judgements of what is "not that many", what is value, and what is good humor. What's amusing from your reply is your diagnosis of my thought process, and resulting prescription. I see that you are an expert in more than just real estate. All the best to you James. I genuinely wish you well, and hope you take criticism more constructively, rather than jumping into a long winded, fancy worded response that shows nothing but narrow-mindedness.
Stop the Craigslist jokes, it's really coming off as insensitive during a time of unparalleled housing crisis in the lower mainland of Vancouver .. love the view of rotting logs floating in the Fraser River.
I know you’re a salesman but I just don’t get it. I mean someone paying 2 million and considering renting out a closet is pretty sad and telling of the situation Canada is in.
Can I ask something bro? What you buy with 2M back in your country ? Where all these money come from ? Chinese people are millionaires before 30. And all are here. What a coincidence.
Well my country is Canada because I'm Canadian :) However, my motherland China 2 million dollar doesn't get you that much. 800 sqft condo in an older building....similar to that of New York. We are an internationally renowned place, and people all over the world want to live here but it isn't just the Chinese. Although, the Chinese have an history thats intertwined with British Columbia. 2020-2023 Has been mostly driven by local buyers and sellers FYI.
@@jameshauofficial9271 anyway here everything is overpriced compare the quality of the buildings. I work in construction and I see fake things and people paying thousands for fake things. Too bad. Money isn’t everything
The hallways are absolutely ugly, for 2 million +. This unit looks okay. But personally I would never buy it. It’s really nothing special. And rent a box for 800$. Not tasteful at all. You do know there are people who can’t find a home.
To make a comment about renting out "the office den", which is really a small closet for $800 a month is despicable. Especially in such a housing crisis. Shame on you. Also reported
