She said yard maintenance and irrigation are included in the HOA which is $335/mo in the Ardenna Collection and $355/mo in the Shearwater Collection. CDD is anticipated to be no more than $5000/year. Right now, they are zoned for 400 homes, but have the land for 600-800 total. As they are approved for more homes, the CDD is expected to go down.
The fact the minimum starting price all in will be around $1.8 million and its not a gated community is a NO from me. If I'm paying that much I want the security of haveing a gated community at a minimum.

People shouldn't be walking we let around the house to use the restroom. For this kind of money I expect much more in a home specially a John Canon home.

That said, the HOA is around $350 per month and the CDD fee is around $1,350 per year. Hello! Yes, the builders will often sell their models early and then lease it back from the new owner until they are finished using it.
