Thanks for this video. I'm thinking about relocating next year to Atlantic City and people were telling me that Ocean City is nicer but still close to A.C. I want to be close to AC for the casinos. BTW, is that Google Maps? I like how it has the names all of those businesses. Very useful information.

Thanks for checking it out! Ocean City and Atlantic City truly couldn't be more different from each other. If you're relocating to the area, I highly recommend learning about all of your options including some of the towns on the mainland (Linwood, Northfield, etc.). While the commute you'd have obviously is a big piece, I cannot say enough about how different each of these towns are from each other and, ultimately, you'll want to find a place best suited to your lifestyle. I think we’re in a lull with buyers waiting for the September cut to done even though it’s already baked in. It also could easily be an anomaly. I think we’re getting 2-3 .25 basis points cut (.75 total by end of year)

Is it common for people to start out buying condos in complexes like Ocean 7 and then eventually upgrading to a multi-bedroom condo? We've stayed at the Biscayne many times and love it there. I always wondered if buying one of those units was a good way to start out owning property in OCNJ.

I'll say it is somewhat common, but I would want to make sure to walk through all of a buyer's future goals as well as the present ones to see what the most likely path forward would look like. Ocean City is generally one of the safest investments one can make, but it is also very easy to make a misstep that could really hurt your ability to meet your goals. I hope that makes sense!

This is great information, Nick. I've dreamt of owning a place in OCNJ since I was kid and never really thought it was possible. It all just seemed so risky and overwhelming, but you make it seem more manageable than I thought. Thank you for giving me some hope.

1427 West Ave - decent home, but the ocean side of West Ave typically have 90 foot deep lots vs 100 and you can definitely feel the difference!

Great information. The other real estate RU-vidrs I follow are in Florida. Interesting as inventory explodes in most areas. Very different dynamic than OC, People fleeing increasing Taxes, insurance and condo fees. I would be interested in seeing new construction spec home inventory. Probably not going to affect the market that much as there is no vacant land and the speculator has to buy an existing home to knock down. I see some sitting now at $2 million +. But Ocean City continues to amaze me. Just when I see something like a new condos on the boardwalk for $4 million and I say they'll never sell them, someone buys them. All 4 sold. Would have liked to have seen some information on a per-square foot basis. That is a metric that would have made this already finely done video even more robust.

I wish that that type of detail was readily accessible! Even though that metric quite frankly means very little in Ocean City because of the block by block differences, pulling that type of data would likely take months 👎

I tried to pull rental data together, in a way that makes sense a few years back, but unfortunately, with so many agencies housing their own data, it was a bit futile. It’s always something I’m trying to find a solution to, however!

Best analysis on the OC market. Its a chin scratcher however on whether the Northend Asbury 3 beds are hitting that 900k-1m number, I am just not sure about that.

Thanks for watching! I'm with you - there are pockets that still leave me puzzled and I do believe in the old adage location, location, location. If/when we hit a point where we do see prices come back down, those locations IMO will bear the brunt of it vs. prime locations. All things to think through when buying here and now, especially!

There are still plenty of people coming down, but I have a handful of buyers who have had to cancel their plans to come down at least once due to the weather! We should see things pick up after this weekend IMO 👍

Great video! Is a two bedroom condo hard to rent by the week? For a serious buyer, will sellers typically open up their books and share the rental income and expenses from previous seasons? Thank you!

2 BR condos are tougher than 3+ BRs for sure, but I'd say they're more location dependent as well. Sellers almost always share as much info as possible on their rental history, but only if your agent pushes for it!

The town has been thriving during the fall/winter over the past few years. The city has done a great job turning Ocean City into a 9 month town vs the 4-5 months it had been in the past. Yesterday the boardwalk was PACKED!

One thing I've noticed about you is that you are very observant, you study the market so well that I see you've even mastered when it's just the right time to buy or sell a property. If I may ask, how do you get through the gruesome work of data analysis in terms of where the market is going in your niche? Does it ever get boring or frustrating?
