The word "appreciation" is not appropriate in this context; the correct term is "overvalued." Yes, prices are continuing to rise for a bit longer, a phase known as "exhaustion." Historically, when this occurs, prices eventually decline. We expect to see prices plummet around 2026. However, this may not apply to Nashville, which might experience a correction instead. In Nashville, salaries are increasing while house prices gradually decline, eventually reaching fair market value in a few years. If you're not planning to buy in areas like San Diego, LA, or parts of Nashville (e.g., Franklin), avoid purchasing property now. In these areas, you won't lose money if you hold onto the property long-term, but you will lose due to inflation, at least for the next 10 to 15 years. In about 30 years, you might say you protected your money by investing in real estate. Save your money and wait. Florida is already showing signs of an impending crash (except Miami, which may hold out a bit longer). Cash is king right now. Buying property now will likely bring you headaches and financial pressure.
I agree it would be a cute reading nook but I guarantee my kids wouldn’t use it for that. My dog, on the other hand, could use her own bedroom and that space would be perfect.
One of the things I dislike of english and american houses is that gardens havent no fences or enclosures to separate the private space from the street and from other people's eyes, no privacy whatsoever

Don't forget Kodak, Tennessee. I moved from Indiana and Kodak homes were better than all other areas in Sevier County. We ended up with a 3053 sq ft 5 bed, 3.5 bathroom with 2 separate garages. Came in at 605K. New construction. 3 Minutes from Parkway. Same to Buckees. We have all the services from Seveierville. our are is assumed into Kodak. There are 2 construction projects with 220 town homes started and another area has 400 homes to go in. Just in a little area between Kodak and Flea market.
Im curious about burn restrictions, as in... you caint burn wood in your home for heat. Or, you caint burn in your own fire pit outside when yous drinkin and playn the guitar w neighbors. Ya better stop your local councils from permitting for cracker box home building projects because you cramn people in too tight, and them people are going to out vote you and take away your rights yous had fer 300 years. Look I'm from a small country town and we both know aint nobody gonna say it like the locals. 😅 I'm from a town called steinhatchee in florida (you'd be surprised how country a large portion of florida is) and everyone calls it "STINE-hatchee". Its STEENhatchee, but good luck getting anyone outside the place to say it right 😅

What are your thoughts on the massive difference in crime stats between seymour and sevierville? Sevierville looks atrocious on paper. Does it feel as bad as it looks while you're there? Thanks

Thank you for this! Looking to relocate and Maryville is on my short list, so this was great. The downtown area looks super cute. One question: I REALLY don't want a new-build (i.e. anything built after 2000 or 2010 at the absolute latest). What's the inventory like for houses in the 350K-499K range? To everyone unhappy with the growth, I get it and I'm sorry. My own small farm town has been overrun with out-of-staters and housing developments. But instead of complaining in YT comments, why don't you go get involved in local politics, go to town council meetings, maybe even run for town council, and do something about it? Growth is going to happen, but it doesn't have to negatively impact the people who have been there for decades. If my family and I had done that, maybe I wouldn't be looking to move somewhere else. (Actually I would be because my entire state is unrecognizable from what it used to be, but my point still stands.)

A development that has struggled to take hold. After numerous legal problems the ownership and management has been resolved. Property taxes are attractive for the area, but shopping and services are not very close. Tellico Village, which is near by, has taken yrs to develop but expanded rapidly since 2020....but more expensive.
