Just an example of what we see , a lot of people have good jobs that pay well. Other things that we see someone sells their home for 600k and they owe 120k . It just happened to me with one of my clients. They bought the home 15 years ago and they wanted to upgrade to a million dollar home . They sold and put 500k into the new home . Others come from out of state with bank accounts full of money because they sold their home there. Most of these homes are being sold to people that are selling their homes and have a ton of equity. It may seem to you that this is difficult for people to do to buy these type of homes but I see it all the time . I’m working with a small business owner that is buying a million dollar home. I will say to anyone that will listen that home ownership is the best way to grow wealth in America. That’s why people call it the American dream . I started my homeownership with a trailer in a trailer park in California in the 1980’s. That was all I could afford and I refused to throw away my money in rent . I Sold that trailer 5 years later and bought a brand new home. I was able to afford a home 🏡 after the trailer because I made 💰 money , equity, in the home I sold . I always encourage people to buy what they can afford. If you can afford to pay the rents we have in Las Vegas. I can show you a property that you can buy and start building your wealth. So true! Because the city is primarily made up of new homes most of the city is HOA. HOA are supposed to be there to protect your equity. I personally don’t mind HOAs because if my neighbors are not clean living people I don’t have to deal with the HOA will be the bad guy.
