The At Home couches are nice! And yes, I recommend a coffee table, in my opinion some people will use it to put drinks on it even if they have to reach forward to set their drink down.

Hi there and thanks for watching! This is one of two TVs we have that were installed slightly off center. Arrgh! However, it is on an arm that slides in multiple directions so you can move it left, right or center it, so it’s ok. Hi 👋 Everything looks great. I think you should go with two coffee tables side by side. It's more versatile than one huge table and you could move to other rooms if like office in future as you continue to decorate. I like your decorating videos best. I also think you need a larger rug. I'm not a decorator but I think the front legs of the couch should be on the rug. You could get a larger custom carpet piece and bind it then put your rug on top of that. I'm about 6 weeks out from completion of our new house 🎉🎉. It will be fun to try that oven. I'll let you know when we're finished.😊

Hi Deja! No, we are not on FB. Both of us used to be on FB, but took a hiatus, and then by the time we tried to get back on so much stuff changed that we just gave up. LOL! Now we are those people in the family who don't know what's going on and everybody yells at us that if we were on FB we'd know. LOL!!

Hi HJW! If you are doing appliance installation that's great! Make sure you get all the warranty booklets from the installation people or your builder. I remember that one of the installation people threw one of our warranty booklets in with the trash. Luckily Mo saw that and retrieved it. I'm glad you enjoyed the video! That indoor smoke situation is ridiculous!
Hi Gabriella! Great question. The way it was explained to us when we were taking out the loan is that with the VA loan, there will still be some fees that are added into closing costs, (for example, a survey fee, appraisal fee, title policy cost, etc) but the VA puts a cap on how much those fees can be. With a one-time close when building a home on land you own or buy, any $ that you would otherwise pay out of pocket during a two-time close (such as interest payments on the amount the builder draws out) or at the end of the two-time close (fees and other closing costs) are front-loaded into the loan, which increases the total loan amount you are borrowing. If you are like us, and you are building a custom home on land that wasn't already paid off, the pay-off $ for that land is front-loaded into the loan as well. As you can imagine, after adding the closing costs, interest payments and our land pay-off amount to the cost of building our house, it would have significantly increased the total amount of the loan we were borrowing. However, as long as the appraised value of the house was greater (not sure by how much) than the loan amount, then the one-time close would work without a down payment. If the appraised value isn't high enough, then you would have to put some money down. We chose to do the two-time close, and not have any $ except the land pay off $ added to the amount we borrowed, and we paid the interest payments on the $ the builder used as the house was built, and we paid closing costs for the two loans.

Now I'm confident in my choice! Yes, the french door ovens are stupid expensive and I've found that high end appliances don't make your food taste better.
I didn't have much $ when I moved into my apartment so I didn't buy a headboard for my bed. I didn't know it would make the wall behind dirty. I just never thought about it. Now I need to have a headboard but when I leave I need to be able to remove it... can you remove this or does it ruin the wall? I can't afford to pay for them to fix a ruined wall lol. thanks
Hi there! Because we have textured walls, and we knew the adhesive wouldn’t stick well to our walls, we screwed the velcro to our walls so I know we would have to at least repair those holes. I’m not sure if the adhesive would not damage the wall if we were able to stick it directly on the wall. Sometimes products come off just fine, but after being stuck for some time, it may take your paint and drywall off. I have successfully used some peel and stick wallpaper in an apartment and it came off without damaging the wall. Maybe you can test out this product or some peel and stick wallpapers on a wall where you won’t see it, like the inside of a closet. I am sure you will find something that works with minimal damage! 😊

There's a store in the San Antonio area I love called At Home - they're probably all over the country, but there wasn't one near where I lived in Maryland, so I had never heard of it before I moved to the San Antonio area. At Home has great sales and has a massive outdoor/garden section and tons of wall art and rugs.
Hi HJW! Glad to hear the build is moving along. When we did our closets we learned to make sure we didn’t have shelves installed too close to the top of the closet. If the shelf not measured right it will be hard to get things up there. Better to wait until you move in and get shelf accessories from home depot or Walmart. Also, shallow shelves like the ones we put in some places in our closet are useless. Also, if they do square cubbies, i recommend nothing smaller than 14”. We did 12” and the space inside is actually 11”. We still didn’t do our back patio yet or fix those kooky garage doors. We will get back patio screens before we redo the railing and finish the deck. It is soooo hot and bugs are so many that its hard to enjoy the patio at all! We need to screen that back patio asap! So good to hear about your progress HJW! Have a blessed week! 😊

Hello Long time since last i contacted you. I looked at double washers but I had concerns about water use. We are using rain water catchment for our supply. We are now at the trim carpenter stage and will be choosing our closet set ups. Any advice about the shelving? Did you find a solution for the garage door rails? Also wondering about the back porch you were finishing. Hope you're having a good day!
Hi HJW! I hope you are closing in on the end of your new home build! We haven't got those garage rails fixed or replaced that wood railing on the patio. We still have them on the to-do list though. The super mutant size insects in texas have really gotten on my last nerve. So now we are deciding between getting electronic screens put on the patio, or screening it in with some strategically placed doorways for the deck we will eventually put adjacent to the patio. Hi Barbara! I am so happy it helped! No, i haven’t done a video on reheating yet, but I have reheated things by using air fry. I use a low temp setting like 315 for 10 mins

You guys don’t know certain things but you contractor should! Stain Concrete Floors are the last thing you do! And if your trades come in and spray the floor , step in it , ect, you are owed ! You did not pay for that! That is why I carry a bond! Go after this guy or else he keeps screwing ppl over! Get an attorney and / or file a complaint on his license!
I am a finish contractor and I am not sure if your aware and say this generalization because I am in a different state ? Who ever provides the contractor licenses be it state or local there is a complaint process! The issue with the shoe print , and garage door framing interfering with the doors is a big no no the contractor was obligated to catch and get approval for! Creating his own change order is something we are never allowed to do in CA and all change orders requires both the contractor and customer signatures! You can file a complaint requesting a fix at their expenses in some cases you go after their bond co to pay ! The builder had to know it interfered design wise! You heard the old adage “ the squeaky wheel gets the gease “? We’ll start squeaking ! Don’t roll over ! Make this guy become a better contractor or hit the road!

Hi blue moon! Unfortunately, I can't share the name due to legal reasons. They only do fully custom homes on lots owned by the customer, so if you are doing semi-custom on a lot owned by the builder, you won't run into them. If you are considering doing a full custom home, send the names of the builders you are considering. I'll creatively let you know if it is on your list.

Hi El Diablo👋🏽 I think the best place to start is by interviewing realtors in the Houston area to find a realtor that has experience in working with semi-custom and full custom building clients and working with Veterans and VA loans. Ask for references so you can talk with their former clients. Then ask the realtor to walk you through the process of building semi-custom or custom homes and the financial commitments that go with each one. Best of luck and blessings on beginning your journey!
We are trying to do the same thing you’re doing and have called all the lenders we know and trust. Not one of them was willing to work with us so we found a broker that is going to help us find a lender who will. We are looking to finance the land and build on it asap. I’ve found a builder, land, and have a realtor and broker we’re working with. Praying it all works out! Very good informational video. Thank you for sharing your experience ❤🎉
Hi there and thanks so much for commenting! It is great that you have your builder lined up. Because we weren't ready to build, but we wanted to secure the lot, we financed the land through Security Services Credit Union. The interest rate was high, but we didn't have much choice. Then when we were ready to build, we did our construction loan through Thrive Mortgage in Austin TX. The construction loan paid off the land loan. It is such a struggle to find a lender that will do VA Construction Loans, but they are out there! Keep up your good attitude and determination! Your blessing is coming!

It is crazy right! We learned that because most people will have flooring put on top of the concrete, when the trades come in and do work, they usually don't pay attention to the floor. They screw scaffolding down into the concrete, use spray paint to mark where things are supposed to go, they drop and drag things across the floor, spill food on it - but if you are getting stained concrete, the builder is supposed to ensure everybody is notified so they don't do things like walk on it before it is set, and cover the floor to protect it during the build. SMH! Thanks for asking about the door. It was done by a company in San Antonio Texas called Magnolia Doors. I don''t have the name of the door style because we picked it out of a catalog that the builder's designer showed us. I think the designer gave the picture to Magnolia Doors and they custom-made the double door based on the picture. I'm going to ask the designer if she knows the name of it. If she does, I'll update this reply. The glass is called Aquatex. We didn't want people at the front door to be able to see right in.
