Unless you have $480K-$1 million you can forget... McKinney, Frisco, Prosper, Celina, Flower mound, Plano, Allen, Highland Village, Copper Canyon. Keep in mind that prior to the pandemic in 2019, vast majority of the homes in most of these areas were between $140k-$300K. Also, neighborhoods in East Plano and parts of East Allen are falling apart with overpriced homes from the 1970s and 1980s. West Plano properties start at $600K. I am not a 1st time homebuyer, i have equity, but many properties are overpriced for what they offer.
You can purchase NewConstruction starting in the low $300's. Over priced? Yes some. Most. It's just the new price if you want to live here. Why? There has been a 100,000+ influx of people every year....demand has out paced supply here as it has across the nation. Many older homes have been renovated and many have not....from the 70's-80's. There are homes all over the nation that are that old and older and are well maintained. My home was built in early 90's and it has been completely renovated and just fine. I love Allen. My grandsons graduated from Allen school district and I live in a great senior living center. This is a beautiful well planned city, with many old trees lining the streets.
Jacks, that is usually if you are on a corner, backing to trails/greenbelt or perimeter in a Master Planned Community or in a 1 acre estate community. Just a preference. I'm with you though. Not my cup of tea. Phil Martin
These suburbs you mentioned…..they are ALL MORE EXPENSIVE THAN DALLAS! Did they pay you to advertise them? Check out these other, MUCH BETTER TOWNS that people have written about in these comments. Places where FAMILIES CAN AFFORD TO LIVE. Hope this doesn’t violate any rules by being honest, pal, but you didn’t do your homework!

Victor. I spent days driving around with new clients moving here from the Houston area. They continually commented that the traffic wasn't that bad. Granted if you hate your work and it is 1 hour drive each way that would be miserable. I know people that love their jobs and that kind of drive is a breeze. On the other hand, I also know folks that live in my neighborhood that think the 3 minute drive to the grocery store is terrible. It all comes down to what you are used to and does you drive time OUTWEIGH the value of having a home where it is and the value that you and your family gets from being there. Tradeoffs! 35E and 35W are better. I would not live off 75 or 121. I grew up in Lewisville-Denton 60's-70's. Denton - Fort Worth side much better. Prosper and Salina are the best choices of the 7 you mentioned.

I have to disagree with you. Do you even live in Dallas or in Texas?.. more more people are coming here. The people that have been living here for years decades are the ones that are moving out of Dallas to nearby suburbs or cities like Melissa Texas Aubrie, Texas McKinney Allen , Frisco. I remember way back in the days when those places I just mentionedhardly had any people there now it’s a big city, but I don’t think people are leaving in Dallas it’s too congested right now. There’s way too many people here.
Quality of life for schools, public education, safety, crime, etc.....put them all together and the average ratings are much lower for Dallas. Period. Especially public school. And the growth in Collin has been so fast...I've been here for most of it...is stupendous compared to just about anywhere. So much fun here too. I appreciate everyones' perspectives.
I just talk to someone working at TomThum and he grew up in Collin county last 20 years and he told me that Frisco is like a Cinderella and came from nowhere to become a big city to challenge Dallas!

A great article but you have one particularly misleading state regarding Buc-ees convenience stores. They are never called truck stops and Buc-ees works hard to keep it that way. As a former truck driver myself, we were not allowed to stop or park at Buc-ees and is never known as a truck stop but it is working hard to establish itself as a place to plug in and charge your car battery.
Look, DFW has 9 million people there is traffic everywhere. Lived in Dallas cty for 16 years, moved to Euless in Tarrant cty, been here 32 years. Good schools, shopping, great highway access, 5 minutes to the airport an 20 mins to FW or Dallas. Never going back to Big D. The sleeper city Euless.
You sure did add 2 million to its actual population.. Dallas-Fort Worth is NOT 9 million people.. I love how all the idiots in this comment section, act is if they moving to any place in massive numbers will not affect that same place negatively ...

What a lot of crap. Every one mentioned is North. And all the most expensive suburbs. Not to mention the traffic. Driving in any of the cities mentioned is horrendous. Go South and it's cheaper, not to forget less traffic. This guy lives in one, so how is he not prejudiced?

It is more expensive in Collin than say....Hunt or Johnson. But those are completely different offerings, lifestyles etc. Not right, not wrong just different. Live where you like! White Flight. Dallas Magnet schools are the best around here. if you live in dallas and you send your kids to private unless they get into magnet schools.
Born and raised in Dallas County. Sorry, but the sweet spot is NE Tarrant county; Southlake, Westlake, Colleyville, Keller, Grapevine. Plus maybe 15 minutes to DFW terminals.

Plano is very well-governed and the city government is very forward thinking with planning and budgeting. The fact it is regularly recognized for quality of life and services is no accident.
The entirety of Collin county is crazy expensive when it comes to home prices. Like stupid crazy expensive. That's why everyone is now moving a little further west to Denton County, Wise County, and far Northwest Tarrant County. I just bought a 4,300 sq ft home for under $500k in Denton county. No traffic issues here either since the infrastructure was in place decades ago.
You probably don't have a job in Plano. Sounds like you got great value out there. Get it While You Can! Growth is targeted for the 35W corridor....big growth. Phil Martin
lived in dallas for a year.Beautiful up there but all those suburbs are way way to expensive to buy a home. Moved down to Houston suburbs not as nice but i can buy a house for 300k

I lived off of 380 for a couple years. About 2 weeks ago I talked to a friend still living off of 380, she said it is so crazy. My son lived there but moved 3 years ago. But goes back often and I knew it was bad, but my friend said it’s gotten so much worse. I remember people drove way too fast and almost every week there was a fatality accident. But I to loved Frisco, Prosper, I remember before it began to grow so much. My friend daughter lives in Allen, she said it’s really a wonderful city to live in. Different she said thank you like Frisco. I loved McKinney too a lot. Spent only a little time in Plano but I liked it. I also loved Celina, my friend told me it is still pretty small town. For now. We did the antique shop and resale shops and music I remember. I actually miss the fun I had in all these towns between hiking, Going to Lake Lewisville, to kareogi nights, places to go listen to music and enjoy a glass of wine 🍷, or Elvis music night! Visiting winery’s. So many great memories

I'm glad they made stronger disclosure rules. Actually they have always been required to be disclosed....many - the majority of my colleagues just didn't do it justice. The difference now is, it is big, bold and in your face on everything you sign. Fees are and always have been negotiable. Period. Like any service just ask for lower fees. Get what you pay for. The further you go noth from downtown Dallas the more racist the population. The most racist people live above 635 and I've experienced it from employers to officers. They still paint swastikas on houses if you're a person of color. I once sat with a group ot coworkers that were openly speaking bad about black people. It's incredible that they don't realize they're being racist 😂

I have live in Plano since 1992. Currently I am near the Arbor Hills nature preserve. One city I was hoping to be listed is The Colony. While I don't know as many details as you would, what keeps me coming is all the activity at Grandscape. Especial around the stage.
Jeff....LOVE me some grandscape. Just listed and sold a beautiful home in The Tribute. The Colony is only 18 minutes from Allen and Grandscape in about 3 minutes from Legacy West, Shops at Legacy NOrth and South....so much fun. Andretti's and Hard Eights are my favorite.
