The discount rate you use will depend on the cash flows you were discounting. For example, if you are discounting cash flows to invested capital (before interest expense, etc.) then you will want to use the weighted average cost of capital (WACC). If you are valuing cash flows to equity holders (after interest expense, etc), then use the company’s cost of equity.
