Anyone reading this in the future, yes. The appraiser is there to say "Hey if you sold your house tomorrow, this is the most recent market price." You can readon further, but that's it. "Whatever financial decision goes into this property, is where it will line up." Cashout-refi, heloc, straight-sale, all of it. It just keeps the property in-line with the market to prevent anyone from really getting screwed in a property-financial transaction.
What about Notice to Cure Violation(s) or move out? I got that and my apartment has been basically the same for the past 8 years. Nothing's changed. City inspectors, landlord inspectors, plumbing inspectors, etc have all come here and never said a word until this new owner bought the property and has seemingly been trying to have an excuse to boot people out. We used to have a grace period of 5 days to pay the rent. Now the new owners won't accept it if it's not on the first. The one method I hate in particular is the part where one has to do things online such as order repairs online.
How is prop 65 in nuisance? You act like telling people about prop 65 in this very short video is more of a nuisance. Prompt 65 is important and people need to know more about it. You need to elaborate.
