Haha, yes that would be some playhouse! To be honest we tried these 1 bedroom houses for two reasons...firstly restrictions imposed on us by rules of "density" on a particular site where a builder has to create a minimum number of properties. Secondly as an experiment for an alternative to people having to rent a flat. They have been surprisingly popular. They are a freehold house and a great stepping stone to get on that all important property ladder. Older people on their own like them because the costs in a smaller, and very energy efficient home, are tiny. Students have bought them as a "first home" also. The house is as well, situated in a very nice, quiet estate, again something not to underestimate. Many people have commented to us that there are very few properties like this and of course you are correct, they are compact, but do hold advantages for the right buyer. Many thanks for the visit☺

Hi, sorry for the slow reply.. Square footage on this is 474 square feet. It's basically two rooms as you can see from the video, excluding the downstairs toilet and the en-suite upstairs - kitchen/living area and the double bedroom.
These are currently around £165,000. I mentioned in the previous comment, that they are basically two rooms. We built these initially as we have certain obligations imposed on us for density on a site. That is the number of homes we must build in a given area. These 1 bed houses are really an alternative to a flat, but have several advantages. Firstly it's a freehold property, so not dead money going into rent and it gives someone a lower price point to get onto the property ladder. Also very low running costs and on a very nice site. They have been surprisingly popular! Students have liked them, sometimes you will get someone who works in Nottingham during the week and travels and instead of renting, will buy a property. Sometimes a person on their own may downsize and want a very low maintenance place, with very low running costs. The location of a house is of course very important and this is a very quiet site. So although you are right in that they are small, there are many people out there who this type of property quite suits their circumstances. Obviously not for a family of course!

Hi Tanya. Yes, it's a compact house but we feel it still offers a lot for that price point [currently about £235,000]. Everything is finished to a high specification, with garden and patio area, as well as parking space off road in a lovely quiet estate. The location is really nice, which counts for a lot. Energy efficiency is also great with these builds. Sure if someone wants a bigger house then it may not be for them, but we try to make the most of each plot size. We do sometimes get single people in houses of this size but also couple's first time buying. We do of course offer much larger houses. Thanks for the comment!

It is a compact kitchen, yes, but does have pretty much everything one would need. The kitchen is also a very good specification standard. I guess at the end of the day we have to optimise everything as best as we can for the plot size and price point [£235,000 at the time of this comment]. Our bigger properties do have larger kitchens. It's still a very nice home for the right buyer. Thanks again for the comment👌

@@ginashiel105 Hi, Yes it is actually a 2 bed. Just looked back over the video and it has 3 cupboards up above and another next to the draws. Then the two under the sink for cleaning materials etc. Also an included fridge freezer. You are not wrong, in that it is not a huge kitchen, but it's a 2 bed house designed for 1 or 2 people, possibly a couple with a child. The house does offer quite a lot at that price point, but yes there are bigger kitchens. Thanks again.

@@ginashiel105 Ah, ok yes. Well it does sound like the kitchen is too small for your requirements. We do of course make bigger kitchens as you can see from some of the other videos. The Bestwood and Ripley 5 Bed Home kitchens are large and really nice. It's all about price point and optimising a plot size as best as possible. Difficult of course to cater for all tastes which is why we try to create a variety. Both houses have a garden for example. We could compromise that a little to build a larger home, but then people may not be happy about a very small garden. We usually find something in our house types that suits most people. Really do appreciate the feedback though. Thanks.

Hi, Apologies for the slow reply... I think the view of the lounge at 5:03 shows a nice amount of space but of course it's down to what the customer is used to. With a particular plot of land we have to optimise to cater for the widest range of tastes and that is based on feedback over years. Most people will come in and say, "that's a nice size" but if someone thinks it is too small, their opinion is still valid, it just may not be for them. We always want to optimise as well as possible for the size of property at a particular price point and ensure high build quality with high specifications. Thanks for the visit and comment👌

With regard to the garden's, it's tricky...some people like minimal effort gardens and some like more. We can always discuss with a buyer further improvements once we know their individual tastes.

The House does not have a dedicated living room as you say, but the kitchen/living room can be well adapted for sofa/TV etc. It is designed for a particular buyer at that price point [currently £235,000]. This is a 1 bed currently on at £155,000. It's a great alternative to a flat because it's Freehold and is actually quite stylish inside. The upstairs is actually quite a good sized room, but as you say, no dedicated living room as such.
The third room does legitimately take a bed no problem, but is a smaller room. Good for a younger child or to use as an office. People seem to want that extra room it seems from our feedback. This is a detached property of course with a nice sized garden and the downstairs is certainly bigger than the other two properties you commented on. At the current price of £290,000, it does offer a lot for that price. We have a great selection of floors and stock in accordance with feedback. Obviously that one is not for you! Hi, Yes it's a sort of kitchen/living room area to maybe relax and watch the TV etc. Everything is a great spec of course and the bedroom/en-suite is large. There are a couple of videos showing a 2 bed and 3 bed which are more spacious, but still open plan kitchen/diner/lounge space. Other properties do have a separate lounge if that's what you meant?
