I used to live in Pines (Pembroke) about 7 years ago. Was thinking of moving back to south Florida and considered Miramar. Ultimately, I don’t know if it’s worth it. Can’t find many newer construction single family homes, traffic has gotten worse since I moved away, and insurance (for home & car) is high. I’m starting to consider a move to Orlando instead. 🤔 I’m so torn 🙁

Homestead years ago was a military town not the reserve base that is there now . Also it was a simple inexpensive nice area to live . Now it is prohibitively expensive, most from Florida dont have the income to finance such homes . Saddens me to see what this area has become.
Yes it was so affordable just 5 years ago, I was selling entry level home for $250,000. Now you in that same price range your only options are Condos and mobile homes. But let's be honest, it's a very complex issue, yes demand is a big factor. The biggest problem is inflation, the US dollar is loosing it's purchasing power, and in the last 100 years it's lost 98% of it's value, so it is not necessarily that Homes are worth more, it's just the dollar is worth less than just 5 years ago.... Almost bought a townhome there in 2002 in the back up against the swamp. They listed for $210K. I offered $205K, they declined only reducing to $209K. Now maybe worth $350K-400K and the home I ended up buying instead in West Palm Beach for $194K now $500K however I don't care now since insurance sky rocketing, I own 2 properties in Texas and much better career opportunities in TX. Weston is a very beautiful area though with good commute range to downtown Fort Lauderdale and relatively decent commute range to Miami. Doesn't Dan Marino still own a home there?
Dan Marino has sold his home in Weston since. The level on appreciation in Weston and South FL has been has been crazy to say the least. Every week there's another major announcement of another company relocation to south FL, to either Palm Beach, Broward, or Miami-Dade counties. South FL is going to be completely different in 10 years. Happy New Year @globaldj719 !!
