Most people who are from this area are against Ten Trails development. Our beautiful forest was destroyed. Elk, deer and so many animals' home was destroyed. Now they just bulldozed more of the forest. It's really sad when this happens when the community is against it.
There are actually plenty of indications. First: Feds already announce at least 2 rate drops starting in March/April. So we know that at minimum that will happen. Second: It's an election year. Historically there has never been an election year without rates dropping. Third: Rates are already down from 8.25% and into the mid 6's. This should continue to drop as the fed announces their rate drops.
We moved out of Kent (east hill) 2 years ago and don't miss it at all. After 25 years watching increasing gang activity, homeless taking over the parks, mass traffic we bailed as soon as my company said we could work from home permanently.
How does Maple Valley feel about ,non pan handling, homeless. I am coming home and starting a job in Lakewood east of the 5 Fwy, but I'm going to pay off bills between now and March 2023 before finding a rental home to live in. Lakewood is not a safe place at all, and I'm searching for a quiet safe place. I am an army brat and grew up in Puyallup but I don't remember Maple Valley. Just looking to sleep with both eyes closed.
Maple Valley is a wonderful place to live. Long drive, but if you can turn a liability to an asset, you can enjoy your podcast or talk radio. The views of Mount Rainier are stunning. We don't want to leave.
Agreed. Thank you for that input. If you commute to Seattle or Bellevue daily in rush hour. It is definitely a grind and worth considering something closer. But, if you work from home or only have to come into the office occasionally, you can't beat it.
Maple Valley is so beautiful. One thing I will say that may need to be mentioned is inclusivity. Maple Valley is an area where Proud Boys have a bit of strong hold. Crime may be low, but intimidation attempts really aren’t low for people who don’t fit a very specific conservative and racial mold. Which is a shame. I hope to see that change.

I’ve lived here for 30 years and this guy isn’t telling you all you need to know. I assume he doesn’t live here or hasn’t walked these neighborhoods in detail. There is a heavy presence of gang violence throughout Kent which hasn’t skyrocketed since COVID. The homeless population is rampant and drug use is visable south of Kent Station. Also, The first part sounds like he’s reading off of the Wikipedia page. If you need school data, go to OSPI Report Card.

Yes, unfortunately you are correct. When I made that video prices weren’t as high as they are today. I will be doing new videos to reflect todays pricing.

None, the further from Seattle you are the better community you will be in. Seattle mayor, city council and governor have lost their minds, it's a lawlessness mentality. I would recommend counties north and east of King county as better options, the further the better.
I think it depends on how long of a commute you are ok with. Most citys have good and bad areas. Really what it comes down to is, What is your price range, what size home and how far of a commute are you ok with? Reach out if you'd like to discuss.
Kent is more expensive, it’s located in King County Gig Harbor is located in Pierce County. Everything in King county is expensive, property tax, sales tax and renting. However when it comes to jobs and location I think Kent is better. It’s close to every big city and has lot of plants and warehouses. Last year Blue Origin opened a plant in Kent.
What James said is mostly true besides being “better” Gig Harbor is about 30 minutes further from Seattle and lacks good paying jobs. However Gig Harbor is far better in terms of space, beauty and crime.
