With a lake like this, a wise buyer will want to know details. If you take temperatures and oxygen concentrations top and bottom in late summer and early spring, it will tell you what the potential of the lake is. This lake could be converted to a trophy trout lake if the temperature and oxygen data look good. If not, we can make adjustments that will add a lot of value to the lake. We have a biologist stationed near Lake Placid that deals with these types of properties. www.aquahabitat.com/lake_consultants.html
You guys are trying to offer a lower price on this? You gotta be kidding. 269,000 is cheap for a place like this. The average price is close to nearly half a million dollars for that much land with a lake that big. His asking price would get sold fast.
Do all you want to do with the commie NY state gov. breathing down your neck. Not a chance in hell I would risk my assets in that SHIT HOLE! But it is a magnificent property at a great price.
"We just built a road." "Some great building sites in here." Drive your truck 2000 feet in." "Trails for ATV's." Obviously this land isn't being marketed to conservation-minded buyers. Apparently it's only for "hunters" who are looking to seriously degrade and fragment the habitat with motor vehicle roads, building sites, etc. That's too bad because if they properly cared for and preserved and not fragmented, the land they would have BETTER hunting prospects.
