The problem begins in school. Schools would rather teach them about socially equality than how to balance a checkbook. They should be teaching something like Dave Ramsey’s course in all schools. If this country and if people were out of debt, we would have more discretionary income and would be able to give more to help our fellow Americans. I followed Dave Ramsey for over 25 years and yes I’ve been debt-free for over 20 years. It’s just a simple choice and I know that sounds hard on some people but we stopped doing everything stayed home didn’t go out with our friends for about five years until we paid off all our debt. It is possible, but some peoples decisions are based on in the moment I may not be here in five years guess what if you’re here in 40 years and you don’t have any money you’re in bigger trouble. I think the term debt shaming is ridiculous. If my friends going to spend his money stupidly, I’m gonna say something to him about it and suggest that he try and get out of debt like I am. If you want to call that shaming, so be it, but he is my friend. It’s OK to give him crap for doing stupid stuff.

I got a question I’m looking to purchase my first investment property out of state I’m trying to figure out should I contact a local lender to see if I prequalify or should I contact a realtor out of state and have them help me go through the process, in the past I would deal with my realtor but this the first I’m looking to deal with someone out of state.
so if i get Heloc and use it to renovate my primary home and sell it right after renovations finish, will that be a beneficial way to use a heloc other then use it to buy other assets that will produce money.

Do you still recommend buying out of state? I live in NY and the renter laws here are very strict. Tenants can go 12 months without paying rent and it's very difficult to get them removed. This is and other reasons are why I am considering other states.
Money is important up to a point, but then it's more money more problems. I am working a job for $30 instead of taking the job that pays $40 because I can make my own schedule and work from home. I can spend more time with my kids and have farm animals. All my friends say take the job with more money but I have to go with my heart.
