Positive costs? No costs? You've probably never had anything to do with construction in your life. Stop using Excel for planning and leave the office. You will see that implementing anything on the construction site is an extremely demanding process. Something as simple as tearing down a wall would require doubling the execution time to sort all the elements. And this is just the simplest example.

The sad truth is that MOST inspectors are TOTALLY and ABSOLUTELY INCOMPETENT. Many, if not most, are also corrupt. (Brides and extortion are common if not universally. The portrayals and movies are all too common.) I have been an engineering consultant for 45 years, ( I have earned 3 engineering degrees and completed my graduate work at Stanford University.) and I have yet to work with even ONE building inspector that was even remotely competent. The Technical, logistical, and administrative requirements are spelled out in the ICC codes and the NFPA, but most inspectors get fraudulent certification or attend classes that do not require them to learn anything. (This opens up the system to corruption and abuse.) I currently have a case where the lead electrical inspector for Oklahoma City had NEVER even read the ICC codes and was INCOMPETENT, Technically, Logistically, and Administratively, to properly apply the IPMC &/or the NEC. In this case, the FIRE CHIEF of Muskogee Oklahoma had NO knowledge of the IPMC and was ABSOLUTELY and TOTALLY INCOMPETENT, Technically logistically, and administratively, to apply the NFPA or ANY of the ICC codes. (This obviously would be critical for a fire chief or any firefighter.) How is this possible when ALL code officials are REQUIRED to know/APPLY the foundational codes within the ICC? (The most critical being the IPMC.) This is analogous to a Christian minister that had NEVER read the Bible! But in this case a total of 4 OK code officials had NEVER even read the ICC codes and were TOTALLY and ABSOLUTELY INCOMPETENT to apply ANY of the Applicable codes. (IPMC, NEC, NFPA, etc) So, what is the point of getting a building permit when the inspectors are TOTALLY incompetent and/or corrupt??? ( I have had cases involving code inspectors from over a 1/2 dozen states and have yet to meet ONE that was competant. In the late 70s while I was in engineering school, I worked as a code official (CA) and all of us were PROPERLY TRAINED and COMPETENT. There was extensive corruption that made me SICK, but I was never involved. The few times that I was asked to be involved, I flatly refused. But I was lucky because I was part-time while the career officials nearly always accepted the bribes or were involved in the extortion. This is what happens when people are OVERPAID for their position which was certainly true at that time. (At that time county technicians and inspectors were paid at least double what they could make "on the outside". I assume that this is still true.) Sadly, the foundational codes such as the IPMC and the NFPA clearly outline what levels of competency are required AND the requirements for VETTING candidates and OVERSIGHT for officials, but few building departments or judges require/force these requirements upon the inspectors/Building departments, even though the requirements are clearly IDENTIFIED and MANDATED by LAW. In other words, the building departments and the judges REFUSE to follow the law!!! [Since ICC code compliance is required/ Man dated for "legal authorization", NONE of these building departments or code officials have legal authorization to act!!! Yet, the judges allow this Unauthorized and illegal activity and the associated CORRUPTION and EXTORTION to continue unabated. And remember that these code officials make 2 to 3 times what they could make working a legitimate and legal job!!!

With an Associate Degree in Architectural Design & CAD (GPA 4.0) some years ago, while raising my children, I'm passionate about immersing myself in architectural design services. With freelance design and drafting experience on small business & residential scale, what would you suggest I pursue next to spark a consultation career in pre- & schematic design? (eg: BIM classes, marketing to developers, firms, individual architects?) I'm looking for a solid direct path to use my design and artistic skills but I'm not 30 anymore, so I want to Jumpstart this career venture). Thankyou. Susan.

In reality most changes doesnt happen because of the wish of the client but because the planers fucked up (this include the architect), sometimes the technical engineer miscalculated the space for the equipment, the size, anc the capacity, the surveyor didnt document the borders for the site correctly, the achitect didnt pay attention building codes correctly, the product that is suggested doesnt exist anymore, mistakes by the contractors, etc. I have been working as an architect for more than 10 years on big projects. Changes because of clients wish is the least of your concerns.

This video is about design changes and not about change orders or structural fixes. The purpose of this video is to inform building owners when the to make design changes which is easier to do early in the design process as opposed to after contract documents or construction has begun.
