Hey James, Thanks for your videos. There isn't much content for The Landings on RU-vid. My wife and I have enjoyed learning about the neighborhood through your channel. We will be coming down for a Discovery Visit tomorrow (June 27) and staying the weekend. We wondered if you had any recommendations for us to best get a feel for the community only being in town for 4 days. We will also be looking at houses while we are here in case we like what we see and want to consider buying. Thanks for all you do.

When rates drop? Come on man. Fantasy land is gone. Skidaway is immune to interest rates. Its la la land. Ive been there because my parents had a place on it. Its a silly place.

Thanks for the kind comments. Have not seen flooding be an issue even during severe weather (with one recent major storm coinciding with very high tides). It is an island, so I would never advise against being properly prepared (and insured) for the possibility, but so far, so good of late.
How is the job market in savannah ? I’ve gotten a job offer for a company that just going to start a new location their , but I am afraid due to economy if the location doesn’t do good , as a manager I will be laid off , I am in Charlotte nc, atleast here job market is pretty good ,
James, You said "since you are a very short distance down the road to The Landings and The Landings Club and all that it has to offer". Will the residents of Grand Harbor be offered memberships to The Landings Club? Please explain the details. Thanks, Paul
Thanks for your comment/question, Paul. As you are no doubt aware as a Club member currently, there is a lot of discussion about how NPO memberships might change over time. Recognizing that backdrop (as well as that this video was posted about 9 months ago), all information and indications have been that Grand Harbor residents will be eligible to join the Club just as other NPOs have been able to do. There is no special category, carve out, etc. for GH anymore than for South Harbor residents (as one example). Given the overall numbers (a total of 45 homesites in GH), the anecdotal expectation of some meaningful number of those eventual residents being transplants from The Landings (and likely Club members), and the number of eventual GH residents who will likely have no interest in joining the Club, I would expect that much of the "noise" around GH vis-a-vis the Club will amount to just that (noise) as things play out. Always happy to discuss 1:1 around campus and thanks again for commenting.

Overall, the median ratio of the closing price to the original list price was exactly 1:1 last month, but there was a fair amount of variability from home to home. The lowest ratio was .85 (i.e., the home sold for 15% less than the original asking price), and the highest was 1.08 (an 8% premium over the original asking price).

In any event, the expectation is that home construction will being in September/October with all of the infrastructure in place between now and then. Reservations will likely begin next month, or worst case, in April. I also believe in transparency with my viewers/clients so want to present a full picture to best serve their needs. The Landings won't be for everyone, but I agree that a lot of people will love it just as you (and I) do.
