Blue Heron is the only other quality home builder but that house is over 2 million is my guess with all the upgrades and onyx. That is not standard for sure. I would say that is going for the high 2 million at least. Lake Las Vegas is a bit of an odd area if you ask me but still away from the strip noise.
Hey Scott- that’s correct. The home in the video is a model. The base price of this home has increased since filming the home tour. The Abirir is now starting at 1,568,990.
Depending on the location, the base prices are starting around $435ish. With KB you should estimate about 10% of the base price for options and around 10K for the lot premium.
The home is priced at $457k and with an FHA loan you only need 3.5% down which 16k. With this particular home the seller was covering the buyers closing costs.
Why don’t you state that the BASE price is $1m? Why don’t you discuss the upgrade price? Why don’t you discuss the lot premium? Why don’t you showcase the elevator in action?

The homebuilders were offering significant price reductions in January and February and have started to taper off as soon as we hit end of March beginning of April. KB home is a predominant builder in Las Vegas and they were offering a $20,000 design center credit but that only lasted during the first quarter of the year. Now they are only offering to pay the transfer tax which is about $2500, and 3% towards your closing costs. If you use their lender. Are the best deals we are finding right now are the builders of standing inventory. That’s where we have the most leverage.

That is a lovely D.R. Horton home. The bedroom sizes are awesome. All the space is very well laid out. Love 💖 the Multi-Gen, so much room don't feel cramped. @@Joeyandron so true Lennar is worse than slacking. Lol! I was head over heals after visiting their Model homes. After a closer look and research I wouldn't touch any of their homes. Sad to Say, they do know how to make the most out of their square footage.
Tri-Pointe is excellent. I do like my floorplan. My T home was built by Aaron Temple and he employed one of the most progressive architects in town, right down to a 22 foot high ceilings in the great room. It's a very open design. Having a back yard can be a double edged sword when it comes to maintenance.
