Cute cat. Get her in the car all the time with you and not only to the vet's office. Every cat is different, but she is so young it might work. I had a cat years ago that would hang out in the back window as I drove to pick up my husband from his evening degree classes four nights a week. 😻
This comment is for those stressing over owner perfection. During these uncertain times I think looking at certain segments of travelers is key and bigger isnt always better. We have been at this since 2005 (just before the last market crash) . Some of our best years were during that crash . We sold our original cabin in the woods in 2023 to take profits and we felt it wasn’t as desirable as a rental due to noisy out of town owners. We are and have been in a popular budding travel destination mainly nature oriented by a large lake. Affordable small rentals aren’t abundant in our rural area (now being overrun by huge STRs) and staying in with 10 other people isn’t for many. We own an adorable 2 bedroom 1050 sq foot mobile home 2 houses from the lake that we bought for ourselves (instead of a big camper) and used it for decades. We recently remodeled it for 5 guests. We prefer couples or young families wanting a short affordable getaway. VRBO is a better fit for us as we get quiet more mature couples wanting to be off by themselves rather than partiers and drinkers. We drive by the other cookie cutter pond homes and very expensive rentals close by that look like frat houses with tons of cars and people hanging off balconies. No thank you. After 6 months of remodeling, we opened our listing 7/5 this year and have already booked 11 stays from 7/10/24 - labor day 2024. Today is 8/6/24. I’d say we are onto something. At 68 we manage, maintain and clean everything ourselves. Less trash, less damage, less cleaning, less laundry…..it all adds up when owners have to pay to have everything done for them. Managing crews is not always a timesaver. 😊 looking back almost 20 years, we wouldn’t have done it any other way. We are not too tech savvy but we are very skilled with home remodeling. Things are still working just fine for us. We are retired except for running this rental. We get many repeats. Our guests like clean, quiet, comfy yet attractive, well stocked, a great convenient location with everything uncomplicated and simple. If its too stressful, its not worth doing. I rarely compare ourselves to others. We do fine. Once paid for STR is a nice income to supplement retirement and the calendar can be as flexible as you need. We always close for 6 mos in late fall.
Hello 👋 Kylee and Steven You mentioned you wanted to name your property then I saw this is a older video so you may have already named it. I don't have a name but there's a old TV 📺 show called The High Chaparral. Season 1 Episode 1 they didn't have a name yet. The husban and wife were riding their horses on their property wondering what to call it. She looks around then points to a plant 🌿 and asked him what it was called. He told her "it's a Chaparral.this is Chaparral country" She then says "that's it Chaparral I christen thee The High Chaparral". So my thought is maybe there's a cactus 🌵 or plant 🌿 or something where the house 🏡 sits that has a beautiful and or strong name. Well, that's my idea 💡 🙋♀️
Walmarts Better Homes And Garden towels are nice. I include both thinner and plush towels. I personally hate thick towels for my own use. Im sure others will agree. I use plain white Corelle dishes, Pyrex and higher end bakeware. Always have had great luck and they are always available. Just had our first nightmare with a Roku 4K stick. I will never buy another one ever. So this weekend we are buying a Roku TV instead.

Some channels advise replacing all bedroom ceiling light fixtures with ceiling fans. Why do you replace fans with pendant lights? Your thoughts please?
Question: Why do you automatically replace ceiling fans in bedrooms? I'm assuming this property is in S Cal. I would think ceiling fans would make for a more comfortable night's sleep--and be more energy efficient than running AC.
We’ve been in STR since 2005 using VRBO only. We are as booked up as we want to be. We attract more couples and singles and have come to appreciate that in lieu of more income. It’s less wear and tear and cleaning which we do ourselves. Renting is a two way street not all about money. Respect for our neighbors is also a huge consideration. So we don’t go overboard to attract families and kids. Technology is really a pain and as you say, its important to keep it simple. We have a Roku TV and added a Roku stick to the older TV. We don’t have cable or antenna. The Roku stick is so simple but some guests really struggle with it I think because they expect all sorts of paid subscriptions which we don’t offer.eventually we will buy another Roku TV. The only other tech we want is a camera (no voice record) for the driveway to see how many people are really staying and if they have pets they didn’t disclose. We keep things super simple for all concerned.

Its so funny cause I literally been digging into insurance for STRs for last 30-50 days and I checked your page first and didnt see any recent video regarding insurance. Reinforced a lot of what I read. Would like to add: I manage in FL so many times "Wind" and "Hazard" are seperate. "Commercial" Hazard is a must have and is not always that much more money. I just got commercial hazard for same cost as the landlord policy I had.. BUT "Commercial" Wind in FL is MUCH HIGHER... Key difference is "Commercial" Wind covers for loss of rents due to hurricane, but from my understanding, normal wind policy still covers home damage/replacement. In your states, do they seperate any policies in a similar manner to FL? If so, do you all have commercial policies accross the board or just with Hazard?
Hey guys! Here's the issue I'm running into: guests cannot easily access the detailed checkin instructions I've created (with photos) EVEN WITH the direct link in the automated message the night before arrival. Is there a way for guests to FIND the photo check in sequence within THEIR app even without the direct link? My sister in law is currently at our cabin. She got the automated message with the direct link, but it does not open via the airbnb app. It only opens into a web browser where the person must also be logged into their airbnb account in order to view the instructions. She couldn't remember her account creditentials since she was already logged in via the app. I asked her - doesn't airbnb send you the detailed instructions with photos prior to arrival? she said they are sent via email and they work from there? I just want to ensure I can instruct anyone who has questions a out accessing the instructions. Long question, short LOL: What are the exact steps within the guest app for them to find and view the photo instructions? What would they tap step by step? Or is that only available via email or the direct link? SIGH 😂😅 Thanks in advance for any insight.

It's good to build a relationship with your insurance agent. I am with State Farm and have been with them since I was 18 years old so a bit over a decade and I first started with a car and renters policy and then eventually to homeowners and then homeowners rental dwelling. Since I have been with them for so long with few claims they put me on their main insurance company so I pay about $380 a year per house and $500 in a house where I live. My friend who kept jumping around insurance companies pays $1,200 for the same type of house/coverage with State Farm but was paying $2,600 with Geico or AllState (I forget which).
Good day, I have a vacation rental on a small Caribbean island. One queen size bed and a twin day bed. I am just starting out with a vacation rental and have no idea how many bath towel sets I'll need. The minimum stay is 4 nights. Should I have a towel set for each night, or a towel set for each person?

Looked at two houses near each other , one is nearly 3 times as expensive correctly so, but the service fee is also 3 times as much. Airbnb say its to run the platform and provide 24 hr service. So can the same service be so different in value?
As a 45-year Insurance Broker working in the business insurance space, I approve this message. Kylee and Steven provide excellent advice! I would simply add that anyone seeking quotes should search for an Independent Agent and make it crystal clear to the agent that your property is a Short-Term rental. Following that, a simple question like "Do you have experience writing insurance for this type of property?" would be in order. If they hedge and say "no," move on. If they say "yes," ask them about their experience. Great job Kylee & Steven!

I was comparing Guesty to Uplisting, and I was leaning towards Uplisting, but it looks like Breezeway integrates with Guesty and not with Uplisting. I know you use Uplisting and breezeway. How does that work?
I hope I can catch you guys. I am in Amazon checkout wanting to purchase the Wyze cams. Is it supposed to be a subscription? Just want to make sure I order the right thing. Sorry, if dumb question but not so tech savvy. Then I clicked on "3" because it said 3 were in stock and then said I could only purchase one. I am not sure if that has something to do with a subscription automatically coming with the camera. I was hoping to buy them all now and then in a month or two have someone install them for me. Any advice?
Are there any technical limitations you know of? I only need basic and wanted to buy 5 cameras total, but again wasn't sure when I could get someone to install them.

Hey guys! We are at 51 units now and I'm trying to find the right thermostat. the issue I've run into is caps on accounts. My current choice is leaning towards ecobee. It seems like it may have a 16 device cap. Does your recommendation have a cap on devices? We ran into an issue with best early on with the 5 home limit. GARBAGE! Haha.
We have 20 so far on our Sensi app and haven’t seen anything about device limits. But hold out a few more days. We are anticipating that this one may be on prime day sale. We go over thermostat choices in our video coming Tuesday 😊
