Hey Bradley! No lies here. I agree with what I assume is your reasoning: that we will likely see a market decline in the next 12-18 months. Rates are also significantly higher than 2 years ago ( but in line with historical averages). However, when someone is looking to buy and hold for long term (as opposed to fix and flips), even a 20% drop over the couple years is not a problem. No one has ever said, "I'm glad I didn't buy that property 15 years ago." As long as you have a proper amount of cashflow in a deal, you can weather 99% of scenarios. Even Dave Ramsey, on the extreme conservative side of investing, has said to buy recently. Once rates go down, you can refinance the property at a lower rate. From a macroeconomic viewpoint, supply and demand variables heavily favor property values being where they are for the foreseeable future, on average. There are some markets (Austin, Phoenix, much of CA) that will see declines, but we will not see another 2008.
