This is the basics which your lawyer always explains to you. If you are buying to live part time and rent part time, there are many complications which need to be investigated property by property. We were told all the figures an apartment would bring in and signed a reservation but turns out the figures were worth jack sh** because the community had banned tourist letting in those apartments. Ok for friends and family but not advertisable to the general public. After a tussle we were able to pull out but because it only came up after the lawyers had gone a long way towards the conveyance it cost us 1.5K out of the 6K holding deposit.
If you want to buy a house for residency but are buying the house with a friend (each will live there half the year), do you have to buy a $1,000,000 home, or can you both get residency off the $500,000 home?
You can get a Golden visa and be good for 2 yrs if you bought a home over 500k. Check with any lawyer or this one as we got our information via You Tube videos as well.

SPANISH INSANITY & NUCLEAR POWER STATIONS !!! Buy a house !!! In an insane 3rd World Country ! Where the United Nations has had to ban the Spanish (since 1982) from being allowed to do Safety Critical jobs in Nuclear Power stations. The "Vandelos Incident" of 1981, would have been the Human races biggest man made castastrophe of all time. Making 3 Mile Island (USA), Chernobyl (Ukraine) & Fukushima (Japan) combined, look like a kiddy sparkler event in comparison !!! Of course in typical 3rd World fashion these imbecilic monkeys have tried to bury & hide any reference to this terrifying incident. As two American Westinghouse Nuclear Power Engineers explained. The French completed construction of Spains 1st Nuclear Power station in 1981, at Vandelos just south of La Hospitalet de la enfant, and having trained a workforce of nearly 400, left the Spanish to operate it. While the French went half a mile down the road to begin on the second power station. But after just 9 months the French detected radiation at the No2 worksite, which could only have come from the completed power station, just up the road. Investigating they were horrified to discover that the Spanish workforce had TOTALLY IGNORED ALL SAFETY REQUIREMENTS IN A NUCLEAR POWER STATION FROM DAY ONE, and the whole plant was already highly radiocative, and the workforce already beginning to fall ill from Radiation poisoning. Indeed ALL 400 workers were dead within 5 years of the original opening date !!! The plant had to be closed immediately, & the long 10 year process of dismantling and removal begun. The French stopped work on the second plant & reported the insane fiasco to the UN. A French Professor of Human Psychology was called in to find out why the Spanish would want to commit suicide en masse. The findings were terrifying, as it transpires virtually all Spanish males suffer a hereditary problem of learning like females by rote. But unlike girls who get to grips with the meaning with time, Spanish males don't. So they were all able to remember what they had been taught, but had understood absolutely NOTHING. They even refused to believe in the existence of Radiation, referring to it sarcastically as an "imagineary magical force". Hence the UN had no choice but to ban the Spanish. The French refused to have anything further to do with Spain concerning Nuclear Power. So the UN persuaded Westinghouse USA to build the necessary power plants to cope with the then rapidly rising tourist numbers, or Spain would have been unable to provide the necessary electricity. American personnel therefore have to operate ALL the safety critical jobs (the Control room staff), and infrequent safety jobs, such as changing some of the Nuclear rods in the reactor, often results in staff from places like Germany having to come to Spain to do these specialised tasks. The problem having been revealed, has also meant that Brussels has also had to take a hand in preventing the Spanish killing people due to their inability to comprehend what Health & Safety means. A Spanish MP asked me if it was something to do with Hospitals ! When I explained, "not Hospitals, but everything to do with accident prevention", The MP retorted mockingly that was IMPOSSIBLE, & walked away laughing !!!! Which proved NO ONE in the Madrid Government can comprehend Health & Safety, which obvioulsy includes railways. Hence Brussels has banned the Spanish from holding any job from supervisor upwards on the High Speed lines, in Spain. And has also ensured that any building of more than 5 storeys, has to go out to International tender, to ensure no Spanish company get those jobs either. As a extremely well qualified Railway Engineer, I was recently introduced to the Spanish Managing Director of the Spanish Track Authority known as ADIF. In less than a minute it became patently obvious that this imbecile had absolutely NO qualifications in ANY railway engineering department, knew nothing about track or signalling, but insisted the Spanish Railways have the best safety record in the World. In reality they have the Worst record in Europe. 12 freight trains having fallen off the track just on the line through Mora where I work with a Railway Museum. To which this cretinous madman insisted NO derailments had occured in more than 10 years. When I pulled out the photographic proof of three of these derailments, and tried to explain to this cretin the reason for all three crashes, all due to idiotic track maintenance. The Managing Director literally ran for his car !!! As a Railway Engineer I will therefore reveal, that personally I cannot vouch for the safety of eith Spanish track or Spanish train manitenance on the traditional Spanish 5ft 6in Broad Gauge network. Worse still Spain also has a VERY serious problem with "Drink Driving" both on the railways as well as the roads !!! And you want to buy a house in Spain ???? I can't wait to leave this lunatic asylum !!!!

You shouldn’t have to pay any other fees than the ones we have listed here. Unless of course you are talking about cash like physical cash then there might be some kind of handling fee for that by the sellers bank who will have to accept it and verify its real bills etc.

Depends on the level of security you want to have. An agent can help with all this but they are also sales people who want to get the deal. If you are spending millions on a house that will be passes down for generations some people like to have a lawyer by their side. You do you.

Really good video guys. I watched all of it and also I downloaded the pdf which I will study. I have a question as I am a Spanish person living in the uk. I supposed, I am considered a non resident too if I no longer live in Spain for 182 days. So my question is do I need the NIE or it will be just the DNI that I need in terms of taxes. And my second question is what is the best bank with no conditions for non residents to get a loan?

Great question, you apply at a place called "Directorate-General", normally this is a local police station. Do note though that not all police stations handle these types of requests so its good to call first.
if you are interested in buying property in Marbella and since I am convinced that Spain is almost course finished What will happen to real estate Of course they will lose value I wonder Are there any insurances for such in Spain so that one can go indemnified out of this Spain's economy is bad and that means that those who have real estate and such will be the ones who have to pay for the party Therefore, I wonder if there is insurance that protects I love the Spanish people and Spain as a whole I think we are wonderful there
I just can’t understand that anyone would pay so much for a used holiday home, it’s not better than a used car. 20-30 years old and more. When there are brand new homes for almost the same price and with warranty ! Old things always need DIY and that is so expensive these days both material and labor.
People often buy them for the location and renovate them to increase the value. Also sometimes new production means you need to wait 1-2 years for it to be built. Different homes suit different people depending on life situation, budget and/or if they are looking to make improvements to the home to sell for a larger profit.
Sometimes it's nice to buy a house that has been on its foundation for a few years, then at least it's solid, also, you can't buy the location, without the house, new houses tend to be out in the suburbs, that's only a place you go if you have no other option.
