Correct! The management policy is similar to that of a condotel in which investors can purchase units and their is a hospitality management group in place to manage the unit on your behalf for the duration of the rental program

It all depends on the management of the property in my opinion. These tourist apartments tend to be better kept going forward given stronger management and larger incentive to keep the building nice as they are earning revenue from nightly rentals. Traditional apartment buildings the developer has less incentive to maintain the property given they have already sold all the units within the project.

@@massagesme5834 Thanks for the questions - usually in Vietnam the size is quoted in gross or total square meters, including the entire apartment area. Different developers and different projects use different calculations for net area, often dividing into net internal area (net livable area), or net usable area. The 48square meter measurement will include the total apartment area including the balcony in this instance. I hope this helps!

Anybody who's serious about coming to DaNang for whatever reason should stop wasting time on these vlogs, they're nothing but self-serving self-promoting selling sites for the CP's. It's way smarter to just go there, check into a hotel for a few days, then get on a motorbike or into a taxi, look around and find and interesting location/property and simply walk in and have them show you what they have available. There is no better way to get the best deal and in the process you're likely to meet the homeowner which is always a huge plus. So get your feet on the ground and have some fun looking around; you're guaranteed to meet some nice people in the process, and you're completely cutting out the middle-man like these slick 'real estate agents'...(who btw, havent passed any kind of exam or belong to any kind of 'real-estate Bureau', since such a thing doesn't exist in Vietnam; they simply have some sort of an office, maybe, and a fancy business card. Bingo, I'm a real estae agent, how can I help you get rid of some of your money)...:):):) Cheers

Sellers generally pay 2-3% to their agent and buyers would pay 1% to their agent. These would be negotiable, some owners / buyers deciding to pay more or less depending on the property or the difficultly / workload required with the property search.

Thanks for the question! That's correct - they take 60% of the total revenue. They will cover all expenses in relation with operation (generally around 45-50% of revenue). The room rate varies between unit type for the first couple years of operation, for example : Studio - $150-175 One bedroom - $225 - $275 Two bedroom - $380 - 450 Three bedroom - $500 - $620 The first two years owners will receive a guaranteed 6% return. My experience at this office was an absolute nightmare. As a foreign company, we faced a series of insurmountable obstacles that forced us to terminate our contract within days (ex: the office closing super early ... 200K vnd penalty fees per hour if you stay ) The payment process alone was a disaster, with the beneficiary's excessively long ( 37 characters long) name causing repeated transaction failures. The staff's inability to resolve this issue, coupled with their persistent and unhelpful pressure tactics, only added to our frustration. The office's bizarre policy of not providing keycards for the restrooms meant we had to constantly request permission to go back to your desk. While the office may offer a pleasant view, this was the only redeeming quality in an otherwise abysmal experience.

I liked the content of your video very much and hope to visit for 3 months in 2025. I also lived in Japan for 16 years or so where I have a daughter, so I could go there for visa run renewals allowing me to go back and forth to live out my retirement yours. Pho to sushi and back, again and again! I hope to contact your company initially to find 3 month rental units. My question is, when I am in Japan I would apply for another 3 month visa there to return, but how long does it take to get renewal? I assume that once you have gotten your initial E-visa for Vietnam, to get a new one would not take so long. Would you care to comment?

@@ronintsukebin9163 thanks for the questions! Generally if exiting Vietnam and applying for a new tourist visa, the renewal will be processed with 3-5 business days. Some visa agents are able to expedite this timing if you’re willing to pay a little extra

Why would anyone buy a home in Vietnam when they can't own the land ? Seems crazy that anyone would want to spend money to only own the depreciating part of the ownership.....the building....and not the potentially appreciating element....the land.

difficult concept for capitalists to understand. as land can be amassed by the few and passed down to their heirs for generations until they own everything, as has happened in the usa.

Rule number one: don't buy real estate in developing countries where there are no real laws, rules, regulations and transparancy; and if that wasn't enough you'll never see an actual CLEAN TITLE, at least it's very rare. The bad news is that the construction is sub-par, the rebar will start to explode through the concrete in no time at all, and all home owners will be slapped with a massive assessment to pay for the repairs. Buying codo's even in western countries is never a good investment, it's mostly a place to stick your old parents so they have security and they don't feel alone; considering all the fees, you'll almost never make a return on your money, but in places like Vietnam, Thailand etc, it's pretty much guaranteed that you'll take a loss. And what's the point...??? Just because it sounds cheap, and you have a hard time buying real estate in the western country you came from, why buy overseas...??? Blue chips has historically ALWAYS outperformed real estate anyway, and that's going back to the 1950's, and that's just one of many investment options out there in the REAL world. Rule number two: rent is cheap, ownership ties you down, they'll never stop building these massive unattractive concrete boxes with tiny balconies and basically the same layout, meaning the prices will stay flat or go dowm, so why...what's with this romantic notion of OWNING in places where rent is so cheap...??? All it takes is for a new government to suddenly come in and change all the flimsy laws the last government put in place, and suddenly you have NOTHING once again. Deputy Director, yeah sure, fancy title, but in places like Vietnam there's no actual acredited real estate education or schooling, none. All you need is a bit of personality and a good business card print-shop and you're in business. What a joke, but stupid is, stupid does. Cheers

Thanks for the questions! Border runs every 3 months for new tourist visas are the most common way to stay long term in Vietnam. Other options for long term residency include - marriage to a Vietnamese individual, working for a Vietnamese registered company, or investment into a business (business incorporation also accepted) I hope this helps!

Yes! Quite easily actually. We work with several banks in Da Nang who expedite the process for our customers. To open an account you will need a valid passport and visa to enter Vetnam (tourist visa and visa exemption stamp are acceptable). You will likely also need a Vietnamese phone number to register with mobile banking. The entire process of opening an account takes about 20 minutes

You are able to transfer directly from abroad to the developer's VN account. You can also open a local VN account yourself and transfer from your account abroad to your local account in Vietnam, then onto the developer. Domestic transfer within Vietnam generally do not incur any fees. There are several payment plans to choose from, including a payment plan that allows 10% upfront, then 5% payment every 2 months for the next 24 and last 30% upon handover of the property. You can pay 70% or 95% upfront for greater discounts.

Timeshares have multiple owners of a single property. This model is single ownership of the property with the owner signing a management contract with Nobu Hospitality to manage the property on your behalf. There is no share of ownership, or passing of the management rights to an international hospitality operator.

Foreign ownership in Vietnam is on a termed ownership system, which is renewable upon expiry. This is the same ownership that international companies like Samsung, LG, Foxconn are investing in Vietnam. Strength with the big guys!

There are lot of condo options which foreigners choose to purchase and reside themselves. Of course doubling as a passive income generating property as well. Lots of owners deciding to live off and on throughout the year and manage via Airbnb when they are not in town. Of course everyone has a different investment profile and it may not be for everyone

Most international condo towers have double paned windows to prevent exterior noise as well as decently thick walls to prevent neighbor noise. If looking into more locally build apartment options, these extra precautions were likely not considered during the design and construction period
