You could do a rough calculation based on the roof area...but it's highly dependent on how much rain you get - and just as important is how much you use! The seller has not had to buy water...but it's one person. Your mileage may vary, so to speak...
People in this area don't care about stuff like that .. actually I thought the interior was warm, sunny and inviting.....beige people need not apply 😂...

Ultimately, the market in general will dictate its value when it sells. If you are interested in purchasing and feel the value is something different than the seller is asking, please feel free to make an offer the seller can't refuse!
@@KennyApana thanks for your comment but just to clarify, the seller did not build it for a fast flip. It was to be their forever home but circumstances beyond their control changed that .

Anybody who’s from here and know that area has either experience it themselves or heard stories of the area. Land is cheap but the environment is unhealthy because of the crime scene down there. So, to me, Full disclosure is important , otherwise, someone might feel that they was cheated. IMO
@@KennyApana actually, due to the fair housing laws in the United States, real estate agents legally are not allowed to give their opinion about an area. Just google "can a real estate agent say a neighborhood is a bad area." This this is why I referred people to neighborhoodscout.com in a previous comment to do their own investigation. You don't want to live in ocean view, nothing but criminals hiding from the law... My friend tried to build there, and every time they put the front door on, someone would steal it. 3 doors later, she gave up. Lot still for sale. 😮

@CashMacGregor Actually, that's not true. Mauna Loa is not currently erupting, and Kilauea is over 30 Mi away. If you are familiar with Hawaii geography, you would know this property is in lava zone 6, which is considered a lower risk area than many other parts of the island. Thanks for watching!
Treating locals with respect and understanding will take you much further than coming here trying to change Hawaii into the place you left. We have found the Hawaiian people to be very welcoming and giving. Like anywhere on Earth, most people are good, but there is always the exception. You can look up the crime statistics for any of the islands and compare it to any other place for reference.

With some updating help, it would be a great home. Number 1, I would remove ALL of that carpeting everywhere and replace with tile. Number 2, I would remove all of the wood on the decks and railings and replace with composite. Number 3, both bathrooms need to be updated, primarily the vanities and flooring. Number 4 the kitchen would just need new painting of the cabinets. But what views you have. What are the property taxes?
Great suggestions! All of what you suggested could be easily done by an eager new home owner. Property taxes are approximately $2100/yr but your rate may be different depending on many factors.

You might be surprised... the seller currently has reasonable rates for insurance. Hawaii property tax rates are actually lower than many other states for comparatively priced properties.
