In Florida new code request front doors to open outward due to hurricanes and storms. The door frame provides additional strength from a storm blowing your door in and allowing that wind to blow up and pull the roof off.
My wife and I are closing on a house in Villamar Winter Haven at the end of this month. We are moving from California and are pretty worried about the storm. I'm from NY but went to highschool in Florida. Pretty familiar with hurricanes hoping there's no serious damage in that area.
I want to see how Mineola stands up to hurricane. I wanted to buy in Orlando small community by toll brothers haven oaks “ which is more likely to flood”

There are plans for a brand new Walmart off 27 about 5 minutes from the community. Just down from Posner park. While I enjoy the community 27 and I-4 are a mess. Hope they make some changes to that intersection.
Bro there is traffic EVERYWHERE IN CENTRAL FLORIDA. Go to Hunters Creek, go to Dr Phillips, go to Lake Nona, go to Clermont. The I4 corridor Championsgate i must agree 100%, but everything else is doable
Tampa, the worst place I've ever lived. Low quality of life. Check on home and auto insurance prices before you move there. Also price utilities, they are ridiculous-water and electricity. Check on traffic congestion. This area is a bottlenect. Everything is a bottleneck. Focus on quality of life.

What do you believe is the difference between what will cost to do these things with builder vs with a 3rd party after closing? Just trying to understand if builder prices are 50% or 100% more than a 3r party, so at what level of discount will the builder catch the 3rd party pricing. Thanks for any guidance
Christian, does Winter Haven and the new communities flood in a hurricane like Helene? I'm seriously looking to move there and concerned about flooding especially in a new home. Thanks
None of our clients have had any issues with flooding. Some of them living next to ponds within these new communities. They’ve done a good job with the infrastructure within these communities. A few years ago we had a very strong rain during a hurricane and my clients retention pond went down? It was strange but it did the job. What community are you thinking?
@@moreflahomes Which community is the good question. I'm considering doing the deep dive when I'm ready to purchase, probably in 2025. In the meantime, my plan is to get down there for about a week this winter to spend many days checking out the area and the communities.
@@moreflahomes looks like Milton could be bad even for central Florida. I hope Florida gets through this ok. I mean it appears a swath across the state from Tampa to the Atlantic. Be safe and our thoughts are with you.
I love this floorplan! Would like to see something like this in Lakeland at this price point. Need the master on 1st floor or a single level 4bd/2bth. Moving from AZ back to FL in a few months and will be in contact when the time comes!❤

Now there is no great urgency, we plan to list our home in the spring of next year, but we were thinking of putting a hold on a desirable spot and model in Nov. of this year.

This Pulte community and location is stellar! Little more expensive than Pulte-Silverlake , but since all the shopping amenities are right there, it's worth the slightly higher price point.
Two, very solid communities. Both off good proximity to major things. One is a little closer to day to day things, and that comes with traffic. The other, a lot calmer. You did very well of your pick!
I’m buying from Landsea at Ridgeview Clermont. They’re offering 15k for this home at 580k and 4.99. I’ve seen other homes at 3.99. They refuse to offer anything additional like appliances or lower rates they’re offering on other homes. And have been quite rude as well throughout the process. I’m reconsidering.
Recently went under contract at Storey Creek so far so good. Got 3.99, appliances, and 10k closing cost. Tried too get more after the fact but everything was already locked in they wouldn’t budge would’ve been a stellar deal even at 15k or 20k… What model you go with? Edit: just took a look the same home is about 200k more in your community 😮💨
@@moreflahomes 250-300 let’s see a community where the stay home mothers can stay busy while the dads are working….resort style pool, splash pad for the kids, things to do for the moms. Also interested in single family homes With lager Lots. Quarter to a half an acre Same mindset👆🏽I know I’m saying a lot lol
