I totally agree. I am surprised they have not opened one that way. But there are a lot of other builders that are equally good. What is that you like more abou the Toll Brothers Homes?
A bathroom next to a dining or kitchen area is always a no. No one wants to be interrupted with toilet sounds/smells while they’re eating/drinking. Yuck.
Hello and thank you for your insight. Not sure if you have owned a three level townhouse before? It’s very common for the half bath to be on the main level . Now the placement of the half bath is based on the floor plan you choose since there are others to choose from . So please don’t be discouraged because the bathroom is there . Maybe you may like another plan where the bathroom is to the one side . And please know that I am not discounting your point that you made . Want you to know that I hear you and it’s a valid point

And the only difference between the Dahlonega and Barnsley is that you get an extra office room in the front . Everything else is the same . Hello Joseph . If your plan is to be in Woodstock in 2025, then I would highly recommend putting a deposit down and build a home so you can lock in the price in 2024 . It takes good part of 10-11 months to build a home and the home will be ready in 2025 (perfectly aligning with your timeline) . You only need 5% earnest money to start the process. You pay rest of it when your home is ready in 2025. I was just there yesterday and at the pace they are selling the homes, you will probably catch them towards the tail end of the community with higher prices . Hope that helps .
Every home and business should install a rain water collection and storage system along with solar panels. Even in areas where rain is infrequent it is crazy to waste the little rain that does fall and waste it. We need to stop planting green lawns and switch to local native plantings around homes. It is crazy to plant lawns and build golf courses in dry desert areas. We waste too much water and electricity. the future is electric. Wind and solar energy along with electric vehicles are the future. Stop using fossil fuels. There is a climate crisis.

Hello @Brianthomas3249. How incredibile is that home right! They have a few other floor plans just like that one with two story living room which is the showstopper of the home. Check out Hendricks and Hedgerow plan that you will also enjoy. Were you looking specifically for New Construction in that area ? Completely understand. They do have different floor plans that offer larger bedrooms . This was just one of their floor plans . What drew you to this community ? Were you looking for homes with elevator or 55+ communities that are gated ?

Marietta is one of the most affordable areas with good schools and close to downtown Atlanta . It has the cheapest property taxes compared to other counties . Most IT companies are either located in Sandy springs or in Atlanta . This is about 40 mins away from Sandy springs and 50 mins from downtown Atlanta. Your other alternatives would be driving to Cumming , Lawrenceville , Buford , Woodstock to find the same price point . All of these locations are more than a 1 hour from downtown. Hello and thanks for watching the video . The home you toured was the model , so naturally it’s full of upgrades . But you can tastefully make your home look nice within 100-125K above the base price, which will include the premium for the lot , the elevation you choose , structural options and design options. Different builders do things differently . For example : With Toll Brothers you spend minimum of 75-100K above the base price , but other builders include a lot of things in their base price , so you won’t spend as much at the design center (maybe 30-40k) Were you looking for new construction homes in Marietta or surrounding area ? John Wieland and Toll Brothers are two separate builders. Highlands at Vinings is a Toll Brothers community. John Wieland is not building anything in Vinings.
This neighborhood is “Age qualified “ and not “Age Restricted” meaning 20-30% of the community will be people of all ages and the remaining above 55+. Let me ask you , what made you interested in this community ? Was it the price ? Amenities ? Elevator in the home ?
This particular home is Elevator Ready meaning the builder has a space for the elevator . As you walk in the front door , the first large closet on the right before you enter the living room , that’s where the elevator will go . This is a spec home they have for sale and the builder did not install an elevator , but whoever buys this home, they can. Cost is between 35-40k. I am able to negotiate that for you . In context , there is not one single family home new c construction under 2 million in the 3 mile radius of this location . Although I am not discounting your concern . You are correct about privacy and neighbors . We have sold two of them , so there is obviously a clientele for it . It’s great for someone who is looking for a townhouse and appreciates the no shared wall. Hope that makes sense .
It’s purely due to location. This is prime real estate off Lenox road . Cost of land is significantly higher. On the surface , you may not see the high end finishes that has gone in to the home such as Pella Windows , Thermador appliances , Leicht Cabinetry . Every detail in the home is high end . Not for everyone and it’s OK . In context , There is not one single family home new construction in Buckhead for less than 2 million .
