Its getting worse ANYWHERE, ANY CITY u go to. I grew up in oshawa (90's)and then ajax in my high school/early 20's (early 2000's), ajax WAS better back then, but now, i would NEVER move back to ajax as it is sooo overpopulated, and crime is now also through the roof! I have been in Hamilton for 10 yrs now (insert laugh here) and in the beginning i really liked it, and now of course, the crime is super duper out of control!! Crime is always going to get worse in the bigger cities, and even in the "nice" areas, ur going to have crime. U think the dealers are gonna live in the "slums"? I don't think so lol.

You’ve had a few videos about the negative aspect of downtown and central Oshawa. Perhaps you can do some good for the area and also make a video about the great investment opportunities that downtown and central Oshawa presents now, specially with these lower prices. 3 major transit lines/stations are coming to the area in the coming years with plans for significant density increases. These projects are in the pipelines and is only a matter of time to get built which can change the neighborhood significantly.

I understand and appreciate your point. Most of my viewers and the people who reach out to me are families new to Oshawa who prioritize the area they live in, and while I've mentioned in numerous videos how much I enjoy spending time downtown Oshawa, I go to many concerts, hockey games and other events, it's not necessarily an area I would recommend a new family purchase a home in if their budget allows them to look in other areas. I've also made a video about the highest appreciating areas in Oshawa, which Central was at the top of the list, and a video about the upcoming GO Station and proposed developments at 144-155 First Ave in Central Oshawa. I'm really looking forward to seeing if that comes to fruition because I think that could be a positive turning point for the area. Are there any specific developments or investment opportunities that you're most excited about?

Not sure if it will allow me to post links but there's a video about the 5000+ units development proposed for First Ave and I believe the video on "best and worst areas" talks about property appreciation of different areas in Oshawa.

It's a nice and newer area if you value being close to the water. For the asking price on many of them you can look at detached homes in other good neighbourhoods in Clarington. The homes are newer but the finishings are just... okay. I have heard about some people not being happy with the builder when the purchased them brand new, but I haven't experienced anything first hand with my clients and often people will only mention a builder if they have something negative to say. The ones I've been through also had layouts with very small bedroom sizes as well. If you do look at homes there, I would verify that the room sizes will work for you and hire a very good home inspector.

It's all about affordability, prices just to high to get buyer's out doesn't make sense to buy better to rent much cheaper unfortunately

What happens with the RE market will be decided by buyer sentiment as always. Specifically unemployment levels. If the BOC drops to 3.5% by the time the spring market rolls around it will mean the economy is in bad shape. Whether this shrinks the potential buyers pool or not will tell the tale.

Bank of Canada's inflationary monetary policy has caused this housing mess which has already started to unravel. 20+ years of CUTTING RATES to RECORD LOW and PRINTING MONEY insanely has caused Housing, Affordability, Cost of Living, and Inflation crises as the living standards are on a steady DECLINE. We will witness how life in Canada is increasingly becoming UNSUSTAINABLE. Ongoing Housing Crises are a Direct Challenge to Canada's National Security, Unity, Safety, Sovereignty, and Independence. These ongoing crises will NOT be fully eliminated until there are "fundamental reforms" in the Bank of Canada Act of 1985 by the House of Commons. Bank of Canada has served the interest of the Special Interest Group in Canada and NOT the People as we are facing today (Wiping out the entire Working Middle Class, constantly Destroying the Value of the Dollar, creating Asset /Debt Bubbles, High Cost of Living, steady Decline in Standard of Living, widespread Social and Economic Inequalities, rising Crime/Violent Crime and Mass Migration/Exdous). Bank of Canada must be kept on TIGHT LEASH by the House of Commons to oversee the Bank's monetary policies and to align with the public interest and NOT with rich, powerful Special Interest Groups' interests. 65% to 80% DEFLATION in Home and Land Prices in Canada is a MUST, if not, there will be DIRE, DEVASTATING, and SERIOUS Social, Economic, Political, and Security Implications ahead in the coming years.

Prospective buyers should realize that the asking price is irrelevant, unless sellers are not motivated. In the near future, many sellers will be very motivated.

I remember back in the 90s when i was in my 30s, most houses i looked at had tenants living in them whether it was a full rental or someone in a basement suite. It was considered a plus if you had a long term renter who haf a steady job. BTW Good job. well explained.

We were interested in the Habitat for Humanity townhomes on Normandy St. However, I'm unsure of this area. How is this street and the surrounding areas? Is it good to raise small kids here?

All the areas you said to stay away from is public housing areas . Find that judgmental . But you say Eastda and Donavan is a area to consider. I Not trying to be rude but Eastdale collegiate is one of the worst high school and in that area is where the hole family was killed back in sept 2020 . Every area in every city have good a bad .Adelaide and simcoe a girl was stabbed to to death March of 2023 . It’s not where you live it’s how you live ..The bank at Wilson and Taunton and older lady was robbed at the bank machine and that area is a good area . Doesn’t matter it’s every where theses days ..

Had nothing to do with public or low-income housing if you watched the video and listened to what I said, and using anecdotal evidence and one-off tragedy's is not going to be the information I'm basing my videos off of. These videos are to help people who are unfamiliar with the areas get a sense of these different communities before they move into them.

Oshawa has its own centuries old small city charm at its downtown core. I enjoyed it here because people decorate their houses during Christmas, compared to where I used to live in Toronto. I lived in Toronto for 15 years, and and most of my neighbors hardly speak english, they only talk to their people, Here, I felt the community, and surprised I received welcoming gifts from my new neighbors, something I did not experience in Toronto. The only thing that is negative in Oshawa downtown are the drug addiction and homelessness, because the city adopted a policy of having a heart for the downtrodden.

I believe Lead is worst. Lead is everywhere and we are still finding in the food and drink we ingest (juice, lunchables,etc) & in the air we breathe. Way more toxic, way more of a danger and that angers me.

Definitely one of the most sought after areas in Oshawa and a fantastic neighbourhood. It wasn't included in this video because I was taking affordability into consideration and that area commands a premium.

The most dangerous part of oshawa is the roads. I have lived here since the mid 80's. In the last 5 years, the number of residents have exploded. Not one of these new residents have any idea what a traffic law is. They turn from anywhere to go anywhere without looking, no blinkers. Stunt driving is at and all time high. Cops are nowhere to be seen. Bond and King are clearly marked for one way travel. When you see rows of headlights coming at you, turn around idiot!

what are your thoughts on The Heights of Harmony by Minto? Do you think the houses are overpriced? 2 bedroom for $750K. Always very curious why they are not able to sell their houses? Don't these pre-construction houses get sold really fast? Is it because Minto has a bad reputation as a builder?

Pre-construction homes are not selling like they were and there is quite a price gap between what the builder sells them for and what's available for resale. Right around the corner from those homes are brand new townhomes that are 3 bedrooms and sell for the same price on Lockie Drive. 2 bedroom homes also appeal to a smaller group of buyers and can be harder to sell in general.

I lived in a UFFI house and the whole family was sick until removal was done. One morning at about 2 I woke up and couldn’t even open my eyes, I had too much secretions, my lashes were glued together. I’d never live in a UFFI house again

It's a very convenient location because you have the 401, GO Station, Oshawa Centre and plenty of other shopping all within 5 minutes, lots within walking distance. There's primarily smaller detached homes, semi-detached homes, and some townhouses so the prices are more on the affordable end. The only areas I'm not a big fan of are behind the Oshawa Centre and some of the areas on the east side of Park Road.

I only briefly mentioned Kedron in the video as an alternative to the Windfields area. Great area, lots of new development happening, prices for the detached homes are usually $1M - $1.3M and you can find some brand new 3 storey townhomes that sell below $800,000. We have clients that have lived there for many years and they love it.

I am planning to buy a house in Oshawa . And it's kind of confusing to know which house to avoid because of the scattered bad and good pockets.

Great video! A few of my friends have recently purchased their first home in Oshawa and actually on the south side, next to the water. They were saying how it's much more affordable than some other pockets and love the friendly neighbourhood atmosphere
