@@drewrowe by no means do we think prices will rise at the same pace that they did in 2021 and 2022 but because of the supply and demand issues here locally, the prices are only projected to go up.
As a former contractor and having to deal with realtors all the time I'd have to deal with this all the time. Home owner did not want to spend any money. I'd pull into the driveway and before I'd even gotten out of the truck I'd see where there was an old dryer vent that had been removed and they just stuck fiberglass insulation in the hole. Just replacing one piece of vinyl siding would have covered up the hole. I look up and there's shingle caps missing. Someone had used architectural shingles instead of hip and ridge shingles, and had used 1-1/4 nails, not the required 3" nails. There where no GFI's, 4" of water in the crawl space. The screen was missing on front screen door that should have been replaced long ago. The realter had told him all he had to do was paint the inside and He can get an inspection later. I tell everyone get it inspected before even trying to sell it! Fix what's wrong before selling or your going to loose money. Anyone can install a GFI, a buyer will want them to hire a licensed electrician to replace it, so a $15.00 fix becomes $150.00. Cost to replace the roof is $5000.00, the buy is going to be trying to lower the price by far more!
