Love downtown Sarasota but the prices went way too high. Lakewood ranch I thought was ok but not really what I wanted and now with the floods I would never consider that.
Build it and they will come already happened. Unfortunately everything from the cost of homes/living, infrastructure, roads etc. are now in a shambles. Skip Sarasota.

SE Florida a particular municipality Wilton Manors had in March 2022 ..13 lisitng. By mid September 52 and now couple days ago was 114 listings. After June 2022 Uncle Sam keep prices high artificially./
We've got stagflation in our local real estate market. Prices are inflated and no one is buying or selling. People talk about the median price but sales numbers are so down it's not even funny. The 'crash' is on, it's just going to take 4-5 years to play out. Incomes will not come up to close the gap. Prices won't drop as far as they need to to close the gap between prices and what people can pay. So we will wait five years and then things will pick up again. Is this a buyer's market? No. Is it a seller's market? No. It's a crashing market, slow-speed train wreck. Don't squint, take a big step back and it's clear.
They want to cash out of these value hyper extended properties before the music stops and prices take a dump which to some degree they already are. No more bidding wars and like you said the Builders are bending over backwards to do deals.
Well considering that pricing in the Sarasota metro market has appreciated as much as 70 percent and more in some cases over a couple of years i would say it is out of control. Add to the the rising cost of ownership including higher for longer mortgage rates, insurance, HOA''s and CDD's. Inventory is spiking and Sarasota accounts for a large percentage of shadow inventory where owners are having a hard time justifying making those higher payments on a home that is vacant a good part of the year especially with the uncertainty in the economy being a topic of conversation today. Many top economists are calling for a recession followed by a period of higher inflation. This is a wait and see market.
Tax billing prices can indeed go up more than 3% per year for homesteaded properties. It’s the milage assessment that is limited, but if the jurisdiction increases their budget for milage rates than your bill can and will no doubt be higher.
Couple of weeks to see a Dr. for senior citizens, sure. For the rest of us, it takes a few months even when it's something serious. Then comes the "quality" of medical community. Holy sh*t! Run for your life. People who come here don't realize they are playing with their lives. They just want to siphon your money.

I live in Illinois, and aside from property taxes, your cost of living is much cheaper than mine. I'm southeast of St. Louis, MO and my wife and I are wanting to retire in either the Venice/Englewood area, or the southwest Orlando/eastern Polk county area. I was concerned about the cost, but it doesn't sound like we'd be paying any more to live there than we do here. I've been looking for a video like this one for quite a while. I found your channel today and subscribed. My wife and I absolutely love Florida, we try to get there as much as we can, and are planning on retiring there. We're torn, though, between the Polk County/Disney area and Venice. We're both huge Disney fans who love that are of Florida, but we stayed in Venice over Columbus Day weekend last year and fell in love with it. My only concern is buying insurance if we relocated to Venice. We've got a ways to go before we can move (14 years), but we're still planning on moving. Thank you for your channel!
You are incorrect about what gated communities current HOA fees are going for these days. $800 a month is very common although disgusting and that’s even without golf
Sarasota is not paradise since the people from the northeast found out they can make a right off of I-95. It’s become a very expensive, crowded and rude place. If you really wanna know what the new bad attitude of Sarasota is all about, talk to people in the service industry. It’s unfortunate how many of them have decided to leave their home area because they can’t afford it here anymore and they don’t want to deal with the new transplants who seem to know more than anybody else. I never realized that even even though I’ve traveled the world, I never knew what good pizza, bagels, Italian food, etc. was until somebody from New York or New Jersey told me. I’m so appreciative.
I live in a private community in rural IL. Championship golf course, Big lake, UTV trails. Our HOA's are 225 a month. We have 2 months of cold weather. The other 10 are perfect. All summer we had mostly 80's. Only 1 100 degree day. My car insurance is $500 a year. My house insurance is $1600 a year. Keep moving to FL Biden voters.
I live in Galena, IL, it's on the other side of the state from chicago. What I've learned is that high taxes are NOT in rural areas, but the closer you get to chicago- everything is much more. taxes, insurance, etc. IL used to be a lot more expensive than other states when I moved here 30 years ago from California. what has happened is other states- such as FLorida have now caught up with IL. Our taxes have been flat for the past 5 years. I have USAA for insurance and drive a 2023 hyundai elantra. I lOVE RURAL IL, but never go near chicago. @@Gracie-SavedByGrace
@dmimcg Thanks much for responding! We've visited Galena and really enjoyed it. It's a beautiful area and well preserved. Our RE taxes in a western burb of Chicago are outrageous and going up with no end in sight. Our car insurance is outrageous too!
