You make a good point, but they would not be able to get away with that in any building code system. I would prefer that it were not a plug at all, but if it is a plug that is the only way they could do it. If you put electricity under the toilet, and water gets into it, you could easily get someone killed.
Dude I had a house that almost had the exact entry and it was f****** amazing it actually had two different staircases one downstairs one upstairs with a middle floor in the middle. It was completely hand wood carved bye an ex Carpenter. It was extraordinary.

how is it that your monthly expenses including mortgage is 2500. You said you bought it for 380k , help me understand . whats your interest rate ? property tax, sewage and lawn care etc . Seems hard to believe
Thanks for the question, happy to clarify. My loan was $310,000 @ ~5.25% monthly payment was about $1,712/month. Insurance was about $1,500/year ($125/month), Property tax was about 1.2% of 380,000 = $4,560/year ($380/month). $1712 + $125 + $380 = $2,217 Round up to $2,500 for misc Utilities. But I had the renters cover pretty much all the utilities.
@@Mr.BrianTran Your video says five and half percent , not five and a quarter percent. 25 percent down on 380k is 285k. at 25% you dont need Mortgage insurance , so your mortgage loan should be 285k and not 310k, except you arent sure of your numbers .

im about to open a bobba shop and i have a construction company so i be building the place even do i only have 40k to spend on it, do you think is doable? also what would be your best advice on it, since this be my first time owning a shop and the lease is 4k a month
You'll be able to save on the labor but the materials and machinery is a set cost. How much do of a buildout do you have to do? and did you negotiate any free rent?

idea for the ones worried about being wasteful , create your menu* on a dry run and hand them out for free , along with a Togo menu with your brand *. I think tht is a great way to get your brand out there and let people know you are open !

I'll save you the 12 minutes. Rate of Return on most residential real estate is 5-6% without appreciation. So with that ARM he is playing only for appreciation (assuming no major repairs or tenant issues). That's pretty thin.
