@DJ-SEBBOO , The synthetic roofing tiles is made from synthetic hard plastic. There are 3 layers. The first layer is synthetic material, the 2nd layer is chalk, and the 3rd layer is synthetic material. The chalk helps with heat reduction and is fire resistant. Chalk keeps the room cool compared to iron sheets. Rain water harvested is safe for both human and cattle consumption, unlike Decra roofing tiles.

The design of your current apartment is very common in Rongai, only that the best iterations have the bedrooms on opposite corners rather than adjaccent to each other. That's the best execution of that floorplan, since the kitchen is long enough to accomodate everything in one line and the circulation is good. Also there's an app called Floorplan Creator for Android that allows you to draw things to scale and customise. I have a house that I've been perfecting for 10 years on that app.

When the money is right I want to do it right. Yes, it is a two level house. I also have options for three-bedroom bungalows in case sitafika hapo. My Pinterest has most of the floorplans behind those.

The Wanjalaz, that was your plan to start building in June, but think about this; perhaps God’s planing was different from yours. Interesting enough, when I carefully examine your house… it looks very strong and stable structurally. The workmanship meets some objective standards. Then it doesn’t compel serious interrogation of how a stone was lifted and placed on the motor but mostly the end result. Flat roofs are not viable for the temperatures in the western Kenya and eventually they tend to leak. You will be in a more complex scenario. Hidden roofs tend to leak like outside. Unless you overhauled the entire wall plate to the lintel and redesign the hidden gutters and roof. Surprisingly the costs tend to go much higher because you would be required shutters external lintel all round the house and pour a subsidiary slab as a basis for your hidden guttering while providing leaning points for your hidden roof. Just follow the trajectory you set forth. Remember NO BODY regrets for their accomplishments or steps a head… remember as little children we would yeal “forward ever, backwards never”. Now just to correct you, Engineers operate mostly on structurally binding structures/buildings. From the flow of your language you sound like persons who are well round and educated and I take that we are reading on the same text. A functional engineer would demand the review of your foundation, the iron rods used in the foundation, texture of your concrete and perhaps you would be forced to demolish off some parts and redo them…. Not because your house is weak but taking responsibility in engaging protocol issues.

This is the time, Both of you shikaneni mkono & do your due diligence. 1. Be open minded. 2. Open kitchen & dining 3. This is indeed the time to arrest mistakes before they ruin everything and become a costly mess!! We're on the same page on that. Henceforth, we don't want to sleep on this project. We're willing to wait longer if we must to get quality. Let the roofing engineer come to give a quote then tutadiscuss the pros and cons of a flat/hidden roof the see the best way out. Meanwhile we're really in sync as a couple. This is going to be our first matrimonial home and we're both committed to the process. Don't despair, as this is how most people start building. Remember, there's never a perfect time to have all the money. Begin where you can, take a moment to rest and reflect on areas to improve in the next stage. We all learn every day, and many people are first-time builders unless you're a seasoned contractor. One of the regrets is not being around and trusting my fundis to use interlocking blocks who had already told me they knew ,😅😅😅,weeeeh so they used cement like the normal bricks the rest is history i fired the fundis ....

We chose to build without taking out a loan, saving up large sums of money, or having a steady source of income (a salary). Was it too risky? Was it a wise thing to do? The Wanjalaz, thanks for always coming back to us with interesting content. We are all learning new things about everything depending on the contexts we find ourselves. In the long run we become experts, however, the level at which we engage with those who own appropriate skills emerges from what we already know and how we would have it done, hence, the ability becomes an issue. Without wasting too much time, to start with; the floor: here you just insist in order to earn what you paid for. Part of the deal is even drawing a plan on when the correction needs to be done. It’s a pity that in Kenya right now; the key actors in the construction industry are semi-skilled and they depend on such offer like doing Latrin, construction rural based homes to earn a livelihood but also grow their names as potential construction workers. Under the ideal circumstances, the slab must be flat like a table and often water in pipes may be used to enhance this. Any deviation must be treated as a serious compromise of appropriate procedures. Then don’t let keying your exterior walls stress you. Do not even waste your hard earned dollar on cement to straightening your exterior walls prior to keying. For your information most of the times they even dig more into your exterior blocks and eventually use motor (cement, sand and water) to put everything in place. Gauging you from your personality, avoid your site when keying of your exterior walls begins… because you will fire them almost immediately; on my first project I fired them because I thought that they were messing up my well done interior bush cladding. Life is about learning things everyday. Then there’s always a symbiotic connection between owners of the property and the contractors, always work in harmony towards some common good, engage vibrant ways of correcting your workers, read a lot about structural protocols and the general information with respect to the same, shortcuts must be present, you could have a specialized contractor in building and roofing but remember the house will always be owned by the Wanjalaz. The Wanjalaz are thus, the key persons in determining the structural direction of their house. See for instance, The Wanjalaz designed the rare porch/veranda and for me it’s even more prettier than the entire building, look at the structural stability, and general appearance. When I plan for a project in western Kenya, I think I’ll prefer dealing with you The Wanjalaz to foresee my house RATHER THAN those trained engineers. We're in agreement, you need to have a very synergistic interaction with the executing fundis. 😂😂😂 I will steer away from the site during keying....Of course I could fire them again. 😂😂 It's true about the flooring.
