SUCKER LANDLORDS Playing with fire taking on way too much risk. Just get out while you can. Put your money in the stock market. You'll make way more. Plus if you like real estate so much you can still buy a REIT's, no headaches and just sit back and collect your dividends.
1min PAST MIDNIGHT On the 1st of the month the rent is either paid or the baseball bats come out. This is something the police should turn a blind eye to.
There are people who could buy hundreds or even thousands of homes cash but choose to rent because of the housing bubble. I'm in that category. Owning makes no financial sense to me at this point in time.
Another major failure of the Ford gov in Ontario, on top of starving off our public hospitals for private healthcare... people need to vote in elections if they want good outcomes for their families.
I owned 4 townhouses in Edmonton all with no mortgage and still had negative cash flows due to them all being vacant. Laidley property management managed them. I live in Ontario. Before Laidley, Rainbow property management managed them and they were crooks to the nth degree. They did time but should have done life. No rent control to protect the owners back then as rents just fell and fell seemingly forever.
The same kind of policies in BC as well, driving landlords out of the business, reducing rental supply. So you can’t increase rentals by destroying the ones who offer them. Who’d have thought?
Too much focus on the landlord-tenant relationship and unpaid rent. Bad actors are able to harass other tenants in their buildings on a daily basis and create an unsafe and uncomfortable environment for everyone with little to no consequence. It is in everyone’s best interest if such people are evicted faster. In fact, we need certain redlines which, when crossed, result in automatic evictions
I have mixed feelings on the issue. I hate landlords because of my past experiences in college, with them being a POS (some like the one(s) in this video would make me think otherwise). On the other hand, the logic I had growing up was that as a tenant you had to leave if you couldn't pay rent. Affordability is an issue and I think we're really seeing the desperation reach new heights.
We had eight units total in the Barrie area, now we are down to three, soon to be two. Being a small landlord in Ontario is too much of a gamble financially for us now. One interection with the LTB, drawn out over 16 months is proof enough to be done with renting out residential property. I wish all on both sides the best of luck. We'll be observing from the sidelines now.
THANK YOU for this report. Landlords have been endlessly bashed and denounced. Only us small time landlords know the reality and that we are so often NOT the bad guys, yet no one has wanted to hear this. I was a landlord for 10 years in Maine, where I live. This issue is a problem EVERYWHERE, certainly not just Ontario. I have a small duplex, in which I live in one unit. I was proud to offer a beautiful, very well maintained 2 bedroom unit with laundry, parking, and a dishwasher. It didn't matter how decent and fair I was to my tenants, nor how fair the rent was. Like all landlords, I can fill a book with the wrongs that were done to myself and the place by my tenants. I will never do it again, particularly in this hyper-litigious world where people are dying to sue you. Never. Not a chance.
You should do a story about good tenants that try to find housing that are asked for their social insurance number and other very personal info in landlord ads just for asking to SEE an apartment that you might want to live in. I don’t give out my personal info if I’ve never even met the landlord in case it’s a scam but then I lose out on finding a place to live because landlords have their pick of tenants right now! So I don’t feel sorry for landlords right now! Sorry! I’m a Clean respectful person looking for a quiet dwelling and it’s impossible right now
« I am a progressive leftist… » yep you lost me there… they will never vote laws to help you! Leftist laws are creating a world of corporate landlords this is just crazy what is happening in Canada… everybody loses! Wake up
This joke LTB should be shut immediately and let courts take over. This is killing the economy, small business are the main artery of a nation’s economy.
RIP Rex. Goes to show that we Canadians should listen to intelligent men, not drama students. Let's take Dr. Jordan Peterson seriously now folks. Before it's too late!
The government acts like they’re the first ones that have been thinking about this. The Canadian government doesn’t realize that the Alberta government has been working diligently to limit fugitive emissions for the last 25 years… we’re at the lowest point in Alberta history as far as emissions…NOW .. Ottawa decides it’s not GOOD ENOUGH? All of the petrochemical plants in Quebec and Ontario..are they admissions free? NO.. are they as good as Alberta? ABSOLUTELY NOT
Well, once the truly rich (whose money are invested in corporations) take over rentals, then these bad tenants, who wilfully take revenge on all landlords by this behavior, will have more to complain about because crony capitalists have more power than small landlords.
My last landlord promised us a long term lease… asked us to move out 6 months in because she wanted to “move in”. We got priced out of the market in our area as a result. Living back at my parent’s place with my family of 5 because these landlords want $4k/ month just for the top half of a house.
And they are telling people to give up their yards to create rental units on their property - "densification". Sounds like a nightmare. Renters have rights but this is trespassing. Gov. created lazy, high priced public servants while they spend billions willy nilly on useless administrations. They are destroying middle class, small business, land lords, and the list goes on. This is going to backlash on renters. Well done Lib/NDP. Everything they touch turns to dung.
BC’s NDP unfair tenancy policies are even worse. It is almost impossible to get your property back once you rent out. Many investors left the rental business. That left to increasing unsold presale units. Housing supply is becoming worse consequently
Bad tenants are scarier than bad landlords? Why? Good tenants follow the law and will leave when the landlords tell them to so whether the landlords are bad or not. However, bad tenants will do a lot of damage and seldom leave and can create a lot of problems to the landlords, good or bad.
I am a landlord and I am of Southern Italian descent. I have cousins who, let’s just say, operate by a different set of rules than us regular people. They have a property management company that manages all of my properties. They introduce themselves to all my tenants early on in the rental process. I have never had 1 tenant miss a rent payment in 18 years.
There's the problem---the ideology. Progressive leftists are the ones who always think that the poor are the ones being oppressed all the time, hence, the kind of laws being passed to protect the tenants more than the landlords. it should be a balanced law that will protect tenants and landlords from abuses.
Bad tenants can significantly impact both the property and the life of a landlord. Financially, they may cause loss through delayed rent payments or non-payment, which can disrupt a landlord's cash flow and potentially their ability to pay property-related expenses. From a property maintenance perspective, bad tenants may cause excessive wear and tear or even serious damage, leading to costly repairs and reduced property value. Additionally, the time and resources spent managing problematic tenants can be considerable, diverting attention from other properties or personal obligations. The stress associated with dealing with difficult tenants can also take a personal toll, potentially affecting a landlord’s overall wellbeing and quality of life.
